Red Loft is a housing development and regeneration consultancy based in London. We work with Registered Providers, Local Authorities and Developers throughout London and the South East. Our work includes managing development projects from concept through to completion, as well as a diverse range of development consultancy advice and services, including feasibility reports, financial viability assessments, land finding and agency, development strategies and procedures, development mentoring and training, Homes England and GLA compliance, and Shared Ownership sales, marketing and letting services.


The core duties of the role will involve:


Customer facing


  • Provide a customer focused service both on and off-site. This will require working outside of core office hours and at alternative locations in line with customer demand. This includes regular Saturday working and regular evening viewings.
  • Provide advice in respect of current market values, scheme mix and affordability
  • Produce up-to-date price lists in line with current marketing valuations
  • Work with panel mortgage advisors and solicitors to ensure the best customer journey
  • Maximise affordability in line with Homes England / GLA Capital Funding guide and any scheme-specific S106 requirement 
  • Represent both Red Loft and the client in delivering professional customer focused services
  • Offer incentives in line with client approval to achieve sales and lettings completions
  • Facilitate and manage online payment of reservation fees
  • Manage re-views / post exchange appointments in line with customer expectations
  • Attend and manage site visits such as mortgage valuation inspections
  • Provide Home Demonstrations in advance of sales completions
  • Attend sales completions for key handover, meeting reading etc
  • Encourage customer participation in online reviews, customer testimonials and case studies


Compliance and administrative


  • Effectively manage Red Loft client sales including the management of show homes, viewings, open days and completion processes across London and the Home Counties.
  • Ensure that Sales CRM and any other trackers and records are kept up to date and accurate
  •  Manage the nominations, allocations, sale completions and void processes effectively to ensure that properties are sold or let within client targets whilst meeting the requirements of the relevant planning and funding obligations
  • Work with marketing teams to ensure properties are promoted within the context of current affordability and eligibility criteria to meet housing needs
  • Provide timely weekly reports to clients on individual scheme progress, client feedback and marketing activities
  • Maintain high level of site knowledge, local market and competitor analysis
  • When required, attend site meetings and ensure all relevant documentation to successfully sell developments is collated and saved in the correct on-line folders
  • Work with the progression and marketing team to ensure they are up to date with development progress, handover dates, values and reservations
  • Take ownership of assigned development including managing the customer relationship
  • Work collaboratively with clients in respect of scheme delivery by providing market intelligence in relation to current values, opportunities and incentives
  • Ensure all legal contract documentation is accurate, available and relevant to be able to issue sales contracts
  • Carry out regular void inspection checks throughout the sales period
  • Contribute to End of Scheme summary reports issued to clients post last sale
  • Undertake any other responsibilities relevant to this post, as directed by your line manager
  • Manage keys and sundries for void units
