Support Land Bids

  • Assess target sites – demographics, local demand, amenities, and planned infrastructure
  • Give a clear "go/no-go" recommendation with a defendable land value range
  • Forecast sales speed by unit type and model best-case, middle, and worst-case scenarios
  • Spot and quantify risks – planning delays, environmental issues, buyer resistance – and show how they hit price or speed

Track the Market

  • Monitor competitor schemes: what they build, what they charge, how fast they sell
  • Use competitor data to guide our pricing and product design
  • Advise design teams on unit mix, layouts, and amenities based on real market gaps

Work Across Teams

  • Sit in pre-bid meetings as the market voice – challenge assumptions with hard data
  • After launch, compare actual sales to your forecasts and write lessons-learned reports
  • Help sales and marketing turn insights into clear property USPs and channel plans

Manage External Inputs

  • Bring in and manage external consultants for specialist work (e.g., buyer segmentation studies)
  • Check external work quality before it reaches decision-makers

Build Better Systems

  • Maintain an internal area intelligence database for quick team access
  • Create standard templates for site reviews and competitor comparisons
  • Present regular market updates to senior management


What We're Looking For

Experience

  • At least 5 years in residential market research, investment analysis, or development consultancy
  • Ideally from a housebuilder's in-house research/land team or a major agency research team
  • Deep working knowledge of London's residential submarkets – you know typical sales speeds and buyer profiles by area

Skills

  • Strong Excel skills – you can build forecasting and land value models
  • Able to write clear, actionable English reports that lead to decisions
  • Fluent English (native or near-native)

Languages

  • Mandarin Chinese is a significant advantage for internal communication, but not essential
