Quantity Surveyor | Developer-Contractor | Fulham | Freelance or Perm | Immediate Start\n \nA growing developer-contractor is looking for an experienced Quantity Surveyor to take commercial ownership of a major £18m commercial-to-residential refurbishment , before moving on to a pipeline of residential schemes across London.\n \nYou’ll play a central role in driving procurement, commercial management, and contractual control on a technically challenging project — ideal for a QS who’s confident operating independently, influencing design and delivery teams, and protecting commercial outcomes while working within a fast-paced developer environment.\n \nThis is a key hire for the business, suited to someone who can hit the ground running, communicate clearly, and bring structure to commercial processes from day one.\n \nThe Role\n\nLead procurement and letting of complex subcontract packages\n • Prepare tender enquiries, analyse returns, and issue subcontract orders\n • Manage subcontractor accounts through to final account\n • Prepare valuations, forecasts, CVRs and cost-to-complete reports\n • Maintain accurate commercial records and support project teams with contract compliance\n • Maintain oversight of prelims and ensure site records support supply chain challenges\n • Retain and update risk & opportunity schedules\n • Manage claim submissions and responses, protecting SDL’s contractual entitlements\n • Take ownership for commercial delivery and financial performance across assigned projects \nWhat they’re looking for\n\nDegree-qualified Quantity Surveyor with 4+ years’ post-qualification experience\n • Strong track record on residential apartment schemes and refurbishment projects\n • Experience with Design & Build contracts (JCT)\n • Able to influence project and design teams to drive better commercial outcomes\n • Strong analytical, organisational and time-management skills\n • Confident drafting contractual letters, reports and commercially sensitive correspondence\n • Knowledge of bonds, warranties, guarantees, LOIs and common contractual mechanisms\n The Company\nThis is a hands-on, fast-moving developer-contractor delivering high-quality residential and mixed-use projects across London.\n \nWith a strong pipeline and a major refurbishment scheme already underway, you’ll join a team where your input makes a direct impact on the commercial success of each project. \n \nThe culture is professional, pragmatic and collaborative — ideal for QSs who enjoy taking ownership rather than being lost in a large corporate structure.\n \nAlso known as: Quantity Surveyor, Project QS, Residential QS, Refurb QS\n \nInterested?\nMichael Ogunyankin – (phone number removed)\n michael @ borneltd . com\n \nNo pressure — if it sounds like you, or someone in your network, feel free to get in touch
