Role Overview
The Quantity Surveyor is responsible for the commercial management of construction projects for external clients.
You will report directly to the Commercial Director.

Key Responsibilities
Understand and promote Health & Safety procedures across projects and supply chains
Ensure compliance with company policies and procedures
Work in accordance with commercial tracking processes
Manage and delegate tasks to junior team members as required
Commercial & Project Duties:
Prepare programme-based cost-to-complete forecasts and project budgets
Advise on procurement strategy
Prepare subcontract documentation, including bills of quantities
Review contract conditions and report risks or recommendations
Procure subcontractors
Prepare and analyse tender costings
Manage costs across a variety of projects
Undertake cost-value analysis and reporting
Perform risk and value management and cost control
Identify, analyse, and respond to commercial risks
Produce detailed progress and financial reports
Price and agree variations with clients
Value works in progress and agree final accounts
Provide commercial advice to site teams
Maintain awareness of current building contracts
Support senior management with contractual claims
Note: Duties may be adjusted in line with business and project requirements.

Person Specification
Qualifications
Essential:
Degree in a construction-related discipline or equivalent
Experience & Skills
Essential:
2+ years’ Quantity Surveying experience (post-graduate), or 5+ years without formal qualifications
Experience in sectors such as commercial, retail, heritage, or education
Experience acting as a commercial lead on multiple projects
Strong attention to detail and accuracy
Ability to work effectively with stakeholders at all levels
Willingness to take responsibility for assigned tasks
Strong analytical and technical data interpretation skills
Ability to manage workloads and meet performance targets
Excellent communication and interpersonal skills
Well-organised, flexible, and proactive approach
Negotiation skills
IT proficiency (Word, Excel, PowerPoint)
Desirable:
Experience in housing construction
Knowledge & Additional Requirements
Good knowledge of construction contract law
Understanding of financial controls and regulatory requirements
Ability to advise on financial aspects of construction projects
Working knowledge of various construction contract types
High level of self-motivation and commitment to professional development
Additional Requirements:
Full UK driving licence and access to a vehicle
Willingness to travel regionally and nationally
Ability to visit construction sites, including climbing ladders and scaffolding where required
