Job Title: Project Manager\n\nLocation: Manchester \n Sector: Leisure / Public Sector (Education & Healthcare Frameworks)\n Project Value: ~£20m Leisure Centre Cut & Carve Refurbishment\n Contract Type: Permanent \n\nCompany Overview\n\nWe are a growing Tier 2 main contractor delivering high-quality projects across the North West, with a strong pipeline of works within public sector frameworks, including education, healthcare, and leisure. Our projects range from complex refurbishments to new-build schemes, typically valued between £6m-£30m.\n\nRole Overview\n\nWe are seeking an experienced Project Manager to lead the delivery of a £20m leisure centre cut-and-carve refurbishment in the Manchester area. This is a technically complex scheme involving phased demolition, structural alterations, and integration of new facilities within an existing live environment.\n\nYou will take full responsibility for project delivery from pre-construction through to handover, ensuring programme, budget, quality, and safety targets are met.\n\nKey Responsibilities\n\nLead the day-to-day management of the project, reporting to the Contracts Manager / Construction Director\nDevelop, manage, and drive the construction programme, ensuring key milestones are achieved\nCoordinate site teams, subcontractors, and consultants to ensure efficient delivery\nManage client relationships and act as the primary point of contact\nOversee health & safety compliance, ensuring works are delivered in line with company and statutory requirements\nMonitor project costs, variations, and commercial performance alongside the Quantity Surveyor\nManage risks associated with cut-and-carve works, including structural sequencing and temporary works\nEnsure quality control and compliance with specifications and design requirements\nLead project meetings, progress reporting, and stakeholder engagement\nOversee commissioning, handover, and defects management\n\nKey Requirements\n\nProven experience as a Project Manager with a Tier 1 or Tier 2 contractor\nStrong background in refurbishment and cut-and-carve projects (£10m+ )\nExperience working on public sector frameworks (education, healthcare, or leisure highly desirable)\nDemonstrable experience managing live or partially occupied environments\nStrong technical understanding of structural alterations and complex sequencing\nExcellent leadership, communication, and stakeholder management skills\nAbility to manage multiple workstreams and drive programme performance\n\nQualifications\n\nDegree or equivalent in Construction Management, Civil Engineering, or related field\nSMSTS (essential)\nCSCS (Black/Gold Card)\nFirst Aid ()\n\nPersonal Attributes\n\nProactive and solutions-focused\nStrong commercial awareness\nCalm under pressure with the ability to manage complex challenges\nCollaborative approach with internal and external teams\n\nWhat's on Offer\n\nCompetitive salary / day rate (dependent on experience)\nCar allowance / package\nOpportunity to work on a flagship leisure scheme\nStrong pipeline of secured framework projects in the North WestPlease can you send CV's to apply to (url removed)
