This is an excellent opportunity for an experienced Senior Site Manager or Project Manager specialising in house building who is ready to progress into a Contracts Manager role within a dynamic and well-established organisation.\n\nJob Description\n\nThe Contracts Manager is responsible for overseeing, managing and delivering multiple residential construction projects to the highest standards of quality, cost control and time management. This role demands a proactive approach to contract administration, risk management and stakeholder engagement to ensure successful project completion and customer satisfaction.\n\nKey Responsibilities\n\nManage and administer contracts throughout the full project lifecycle, ensuring compliance with company policies and legal requirements.\nLead the preparation and negotiation of contract documentation, variations and claims in collaboration with commercial and legal teams.\nCoordinate with project teams, subcontractors, suppliers and clients to resolve contractual issues promptly and effectively.\nMonitor project progress, costs and cash flow to ensure delivery within budget and timescales.\nIdentify, evaluate and mitigate contractual risks and implement appropriate controls.\nProvide regular reports and updates to senior management on contract status, potential issues and opportunities.\nEnsure adherence to health and safety legislation and company standards on all sites under management.\nSupport the continuous improvement of contract management processes and systems.\nDevelop and maintain strong professional relationships with all stakeholders to foster collaboration and trust.\n\nRequired Qualifications\n\nSite Management Safety Training Scheme (SMSTS) certificate.\nConstruction Skills Certification Scheme (CSCS) card.\nFirst Aid at Work certification.\nNational Vocational Qualification (NVQ) Level 6 in Construction Management or equivalent.\nValid full driving licence.\n\nExperience\n\nSubstantial experience as a Senior Site Manager or Project Manager within the house building sector on high volume developments.\nProven track record of successfully managing contracts on residential construction projects.\nExperience liaising with multiple stakeholders including clients, subcontractors and suppliers.\nDemonstrated ability to manage budgets, schedules and contractual obligations effectively.\n\nKnowledge and Skills\n\nComprehensive understanding of construction contract law and industry standard contract forms.\nStrong commercial awareness and negotiation skills.\nExcellent communication and interpersonal skills, with an ability to influence and build rapport.\nHighly organised with strong attention to detail and problem-solving capabilities.\nProficiency in project management and contract administration software.\nSound knowledge of health and safety regulations relevant to construction sites.\n\nWorking Conditions\n\nThis role requires frequent visits to construction sites within the West Midlands region.
It involves working in varied weather conditions and adherence to strict health and safety protocols is essential.
