Commercial Manager / DirectorLocation: North London Sector: Large-Scale Construction / Major Projects Employment Type: Full-timeThis position is offered on a fixed-term contract for a period of 24 months.Role OverviewTo manage the day-to-day commercial and procurement operations of the stadium construction project, ensuring effective cost control, contract administration and risk management.The Commercial Manager/Director supports the Project Director by delivering accurate commercial reporting, managing subcontractor tenders, subcontractor contracts, accounts, and protecting the projects financial performance.Core ResponsibilitiesManage commercial and procurement activities across allocated work packages and oversee preparation of Tender Packages, including finalization of trade contracts both in commercial and financial terms.Prepare and administer subcontract agreements and commercial correspondence.Evaluate and prepare subcontractor monthly progress payments. Monitor project costs, forecasts and cash flow at package level, including management of cost plans, contingency allowances and commercial risk registers.Manage variations, change control processes and subcontractor valuations.Support claims preparation and commercial negotiations.Ensure compliance with contractual, legal and company commercial procedures, including dispute resolution processes such as adjudication under the Construction Act.Coordinate procurement activities in line with approved budgets.Lead and mentor Quantity Surveyors and Assistant Quantity Surveyors across project packages.Support monthly commercial reporting and cost/value reconciliation.Identify commercial risks and opportunities and report them to senior management.Support audit processes and final account settlements.Candidate ProfileExperience1215 years of experience in commercial management, quantity surveying or similar roles within large-scale construction projects.Experience in contract administration and management of subcontractor procurement and commercial processes.EducationBachelors degree in:Quantity SurveyingCommercial ManagementConstruction ManagementCivil EngineeringChartered Quantity Surveyor (MRICS / FRICS) or working towards chartership.Software / Digital CapabilityERP systems (SAP, Oracle, COINS)Microsoft Excel (advanced)Contract management systems (Cemar, Aconex)CDE systems (e.g. Autodesk Construction Cloud)Reporting dashboardsTechnical CompetenciesContract administration (NEC, JCT, FIDIC)Cost planning, forecasting and margin controlVariations and claims managementRisk and value managementKnowledge of UK construction legislation including CDM Regulations and Building Safety Act obligations.Experience in procurement strategies including Construction Management, Design & Build and traditional contracting.Behavioural CompetenciesCommercially astute and detail-focusedStrong negotiation and communication skillsProactive and accountableAbility to operate under pressureAbility to manage complex contractual environmentsEffective leadership and team development skillsStrong communication and stakeholder managementAbility to work within major project environmentsJBRP1_UKTJ
