Technical Services Manager (Mechanical Bias)

High-End Residential Project
An opportunity has arisen for an experienced Technical Services Manager (Mechanical Bias) to oversee the delivery of technical building services on a bespoke ultra high-specification residential development in Chertsey, Surrey.
This is a flagship scheme with a total value of approximately £40m, requiring a strong technical professional capable of coordinating complex building services packages across multiple specialist workstreams.
Role Overview
You will take responsibility for the technical coordination and delivery of mechanical and building services elements across the project, ensuring all systems are designed, coordinated, installed, and commissioned to the highest standards expected on a luxury residential development.
The scope of works includes multiple specialist packages, requiring close collaboration with consultants, contractors, and specialist suppliers.
Project Scope
The project includes a number of key elements, including:
  • Energy centre and associated plant infrastructure
  • Full house M&E systems
  • IT/AV integration
  • Supply and coordination of high-end sanitaryware
  • Decorative lighting packages
  • Lift installations
Key Responsibilities
  • Lead the technical coordination of mechanical and building services packages
  • Review and manage design information, specifications, and technical submissions
  • Work closely with consultants, project managers, and specialist contractors
  • Ensure all building services systems are coordinated and delivered in line with programme and quality standards
  • Manage technical queries, RFIs, and design development throughout the project lifecycle
  • Oversee installation quality, testing, commissioning, and system integration
  • Support project teams through commissioning, snagging, and final handover
Experience & Requirements
  • Proven experience as a Technical Services Manager or Senior Building Services Manager
  • Strong mechanical bias with a solid understanding of full M&E systems
  • Experience delivering high-end residential, luxury residential, or complex bespoke developments
  • Strong knowledge of plant rooms, energy centres, and integrated building systems
  • Ability to coordinate multiple specialist packages and suppliers
  • Experience managing projects through commissioning and handover
