The Role
We’re seeking an experienced Site Manager to lead the delivery of turnkey construction projects, combining refurbishment, M&E and decarbonisation / retrofit works.
This is a senior, hands-on role responsible for managing site activity end to end on projects typically valued between £250k and £7m. You’ll coordinate internal delivery teams (including M&E) alongside specialist subcontractors, ensuring all works are delivered safely, on programme, to budget and to the required quality standards.
The role operates across live and regulated environments, requiring strong leadership, planning and stakeholder management skills.
What You’ll Do
Take full responsibility for site safety, quality, programme and delivery across multi-disciplinary projects.
Lead and coordinate internal trades and M&E teams, supported by subcontractors where required.
Manage refurbishment, M&E and retrofit activities concurrently, ensuring effective sequencing and minimal disruption.
Plan works, resources and logistics to meet programme and client expectations.
Ensure compliance with Health & Safety, environmental and quality standards at all times.
Liaise with clients, consultants, supply chain partners and internal stakeholders.
Maintain accurate site records, reports, diaries and progress updates.
Support commercial control through progress reporting, variations and change management.
Promote a positive site culture, driving high standards of workmanship, professionalism and teamwork.
About You
You’re a confident and capable Site Manager with experience delivering multi-disciplinary refurbishment projects. You’re comfortable managing complex sites, leading internal teams, and coordinating M&E activity as part of a broader construction programme.
You take ownership, communicate clearly, and lead from the front on safety, quality and delivery.
Skills, Knowledge & Experience
Essential
To be successful as a Site Manager, you will require:
Proven experience as a Site Manager delivering refurbishment or upgrade projects.
SMSTS / SSSTS, First Aid, Asbestos Awareness.
Experience coordinating M&E works as part of a wider construction programme.
Strong understanding of Health & Safety and safe systems of work in live environments.
Ability to manage internal teams and subcontractors across multiple disciplines.
Strong planning, organisational and problem-solving skills.
Confident client-facing communication skills.
Already hold, or be eligible to obtain, security clearance required to work on MOD/VIVO-managed sites, including compliance with all site security and vetting requirements.
Desirable
Experience delivering decarbonisation or retrofit works.
Existing level of security clearance and/or experience in working on the defence built Estate.
Experience working on projects up to £7m in value.
Trade background or construction-related qualification similar
NVQ Level 6 Construction Site Management or higher.
