OverviewWithin the Construction environment, focus on buying materials, managing big projects, ensuring health and safety and customer service. The business operates on circa 400 developments across the UK, including brownfield sites and adapting existing buildings. The role requires fresh ideas and the commercial ability to manage people, budgets and costs. Since 2004, Site Managers have won NHBC Pride in the Job Awards for professionalism.Responsible to the Contracts Manager you will manage the construction of a development, including all associated pre and post housebuilding works, ensuring targets are met regarding health and safety, build programme delivery, quality, customer care and cost.What You’ll Be DoingEnsure compliance on site with company health and safety standards and processes, NHBC standards, building regulations, and overall quality standards.Coordinate labour and resources on site to deliver the build programme on larger developments, proactively scheduling trades to optimise delivery.Manage material levels on larger sites to minimise stock while ensuring the site programme is met and labour is efficiently employed.Ensure all plots are built to the highest standard of quality, complying with NHBC Standards, Building Regulations, range specifications, and best practice.Undertake company-directed quality control procedures and inspections, rectify defects to avoid cost, delays, or quality reductions.Monitor and control production costs and approve payments to contractors and trades where appropriate.Initiate and attend plot inspections with Local Building Inspector or NHBC, taking corrective action to ensure minimum RI’s/BRI’s.Carry out toolbox talks or on-site briefings to influence, gain commitment and drive best practice.Display a proactive approach to mitigating risk, building sequencing, and overall quality on site.Liaise with internal departments, external suppliers and partners to ensure the build programme is achieved.Work with sales through regular meetings to ensure smooth delivery of homes for customers.Deliver a high standard of site presentation at all times.Carry out New Home Tours with the Sales Advisor and customers to demonstrate the home and address issues before Legal Completion.With support from the Contracts Manager, ensure the on-site Construction team is fully resourced, well-directed, with clear guidelines and support in terms of communication, training and development, and workload organization.Model and uphold exceptional health and safety, organisation, conduct, quality of work, and professionalism.What You’ll NeedExtensive experience on established build programmes and managing priorities on challenging sites.Proven ability to deliver weekly targets through proactive organisation of the labour force and teamwork.Excellent communication and influencing skills to gain commitment and compliance and drive delivery.Strong leadership and assertive skills to ensure delivery to the highest quality standards on site.Ability to prioritise tasks proactively to meet changing business needs.Strong problem-solving ethic and ability to identify root causes of issues.Member of the Chartered Institute of Builders and/or NVQ level 5 in Construction Management, or time-served tradesman with extensive construction trades experience.In-depth knowledge of construction, housebuilding, and relevant legislative requirements (health and safety, NHBC, Building Regulations).Experience dealing with customers and potential customers, providing information and advice, resolving issues and following procedures.BenefitsWe’ve been recognised as a 5-star housebuilder since 2010 for high-quality homes.
