Job Title: Senior Quantity Surveyor – Special Works (Fire Safety & Remediation)
Location: Site visits around Bristol - Hybrid Working
Role Overview
We are seeking a highly experienced Senior Quantity Surveyor to join a leading residential developer specialising in Special Works projects focused on fire safety remediation. You will play a key role in managing the commercial aspects of legacy residential developments, ensuring compliance with the latest government fire safety legislation, including remediation of cladding, compartmentation, fire stopping, and other critical life-safety works.
Key Responsibilities
Take full commercial responsibility for a portfolio of fire safety upgrade and remediation projects across residential schemes. Work closely with internal teams, external consultants, and specialist contractors to scope, procure, and deliver remedial works to current Building Safety and Fire Safety Act standards. Develop and maintain project budgets, forecasts, and cost plans from inception through to final account. Provide robust commercial reporting and risk analysis to internal stakeholders and project teams. Oversee procurement of subcontract packages, tendering, contract negotiation, and management in line with regulatory compliance. Ensure all commercial processes align with statutory requirements and internal governance frameworks. Review and agree interim valuations, variations, change control, and final accounts. Liaise with building control, fire engineers, legal teams, and leaseholder representatives to support transparency and project assurance. Contribute to funding applications and reporting where government remediation funding (e.g. BSF) is being sought or utilised. Monitor contractor performance, manage disputes, and drive value for money across all phases of remediation. Support the continuous improvement of internal commercial procedures in relation to Special Works.
Key Requirements
Degree-qualified in Quantity Surveying or a related discipline; MRICS . Strong knowledge of cladding remediation, fire compartmentation, passive fire protection Experience managing complex legacy projects in occupied buildings is highly desirable. Familiarity with government remediation funding schemes (e.g. BSF, ACM Fund). Excellent commercial acumen, contract knowledge (JCT/NEC), negotiation, and stakeholder management skills. High attention to detail, strong organisational skills, and the ability to work under pressure and to tight deadlines.
