Location: Central London (Project based – Eaton Square, SW1)

Salary: £80K - £100K + Package (dep on exp)
Reporting to: Commercial Director / Commercial Manager

Our client is a well-established main contractor renowned for delivering ultra-prime residential refurbishments and bespoke new-build homes across Central and West London. The business is known for its craftsmanship, attention to detail, and collaborative approach when working with high-profile clients, architects, and consultants.
Role Overview
We are seeking an experienced Senior Quantity Surveyor to take full commercial responsibility for a prestigious £25m exclusive residential refurbishment project near Eaton Square. The successful candidate will play a key role in managing all commercial and contractual aspects of the project from pre-construction through to final account, ensuring financial performance, risk control, and value optimisation throughout.
This is a client-facing role requiring strong commercial acumen, excellent communication skills, and proven experience within the high-end residential sector.
Key Responsibilities
Take full commercial ownership of a £25m luxury residential refurbishment project Manage project budgets, cost plans, forecasts, and cash flow Prepare, submit, and agree interim valuations and final accounts Procure and manage subcontractor packages, including tender analysis and contract negotiation Administer and manage subcontractor payments and variations Lead the commercial management of change control, variations, and claims Ensure accurate cost reporting and monthly commercial reporting to senior management Identify, manage, and mitigate commercial and contractual risks Work closely with the Project Manager, Site Team, Design Team, and external consultants Maintain strong client relationships and attend client and consultant meetings as required Ensure compliance with contractual obligations (typically JCT contracts) Support and mentor junior commercial staff where applicable
Key Requirements
Proven experience as a Senior Quantity Surveyor with a main contractor Strong background in high-end residential refurbishments and/or luxury new builds Experience managing projects valued £10m+ (ideally £20m+) Excellent knowledge of JCT forms of contract Strong understanding of subcontract procurement and cost control Ability to manage complex refurbishment works in occupied or constrained Central London locations Excellent commercial, negotiation, and communication skills High level of attention to detail and financial accuracy Degree qualified in Quantity Surveying or Commercial Management (or equivalent) MRICS accreditation desirable but not essential
