Their teams are known for professionalism, attention to detail, and the ability to deliver works in challenging, sensitive environments where operational continuity is critical.\n\nRole Overview\n\nThis is a Senior Quantity Surveyor position operating at Project Lead level, responsible for managing the commercial function of refurbishment-focused projects from inception through to final account.\n\nThe role will take ownership of complex refurbishment and heritage schemes, ensuring robust commercial control, accurate cost forecasting, and strong contractual management. You will act as the key commercial lead on your projects, working closely with operational teams, clients, subcontractors, and senior leadership.\n\nYou will be based between the Bloomsbury head office and project sites across London and the South East.\n\nKey Responsibilities\n\nCommercial Management & Project Leadership\n\nTake full commercial responsibility for allocated refurbishment projects\nLead all Quantity Surveying activities across the project lifecycle\nEnsure projects are delivered within agreed commercial targets and margins\nAct as commercial lead in project meetings, client interfaces, and internal reviews\n\nCost Planning & Financial Control\n\nPrepare, manage, and monitor detailed cost plans and budgets\nProduce accurate forecasts of expenditure and cash flow projections\nMonitor project performance against budgets and identify variances early\nImplement cost control strategies to maximise profitability\n\nProcurement & Subcontract Management\n\nLead procurement of subcontractors and specialist packages\nPrepare tender documentation and evaluate returns\nNegotiate subcontract terms, ensuring risk is appropriately managed\nAdminister subcontract accounts from award through to final account\n\nValuations & Payments\n\nPrepare interim valuations and applications for payment\nAssess subcontractor payment applications accurately and fairly\nManage client valuations and ensure timely certification and payment\nMaintain strong cashflow management across all projects\n\nProject Environment\n\nYou will be working on a diverse portfolio of refurbishment and heritage-focused projects across London and the South East. These may include:\n\nRefurbishment of listed and historic buildings\nComplex internal and external building upgrades\nStructural alterations and façade works\nOccupied building refurbishments requiring phased delivery\nHigh-specification commercial and institutional environmentsProjects are often logistically challenging and require careful coordination with live environments, demanding a proactive and detail-oriented commercial approach.\n\nCandidate Requirements\n\nExperience\n\nProven experience as a Quantity Surveyor within main contracting or specialist refurbishment environments\nStrong background in refurbishment, fit-out, or heritage/building restoration projects\nExperience acting in a lead or senior QS capacity on projects\nExposure to both pre- and post-contract commercial duties\n\nWhat's on Offer\n\nCompetitive salary up to £85,000 all-in (depending on experience)\nPermanent position with long-term career stability\nOpportunity to work on landmark refurbishment and heritage projects\nExposure to a highly respected contractor with an extensive client base\nStrong pipeline of secured work across London and the South East\nHybrid working between office (Bloomsbury) and site locations\nGenuine autonomy and responsibility at project lead level\nClear progression opportunities within a stable, established business
