Senior Quantity Surveyor - £20m Design & Build Residential Project\n\nLiverpool - £65,000-£75,000 + Package\n\nYour new company\n\nYou will be joining a well-established North West construction contractor with a strong reputation for delivering complex new-build and refurbishment schemes across the region. The business has seen consistent growth year-on-year and is widely recognised for its high-quality project delivery, collaborative culture, and long-term client partnerships. Their continued success has led to a new £20 million residential Design & Build development in Liverpool, for which they are now seeking an experienced Senior Quantity Surveyor to join their commercial team.\n\nYour new role\n\nOur client is seeking an experienced Senior Quantity Surveyor to take commercial lead on a £20m D&B residential project based in Liverpool.

You will work closely with the Commercial Manager and Project Director to ensure the project is delivered on time, on budget, and to the highest standards. This is a key role within the delivery team, offering autonomy, long-term career stability, and the opportunity to influence commercial strategy on a flagship scheme.\n\nResponsibilities will include:\n\nTaking full commercial responsibility for a £20m Design & Build residential project.\n\nManaging all QS functions including cost planning, forecasting, and commercial reporting.\n\nPreparing, negotiating and managing subcontract packages from procurement through to final account.\n\nLeading valuations, variations, and contractual correspondence.\n\nMonitoring project budgets, costs, and cash flow to ensure accurate financial control.\n\nIdentifying commercial risks, opportunities and implementing proactive mitigation strategies.\n\nWorking closely with site teams, design teams and senior stakeholders to maintain strong project communication.\n\nEnsuring compliance with company procedures, contractual obligations and industry standards.\n\nProviding mentorship and guidance to junior commercial staff where required.\n\nSupporting senior leadership with commercial insight to aid decision-making throughout the project lifecycle.\n\nWhat you will need to succeed:\n\nProven experience as a Quantity Surveyor or Senior Quantity Surveyor within the UK construction sector.\n\nStrong background in Design & Build projects, ideally within residential or mixed-use developments.\n\nExperience working on projects valued £10m+.\n\nExcellent knowledge of JCT forms of contract.\n\nAbility to manage full commercial lifecycle from procurement through to final account.\n\nStrong negotiation, communication, and stakeholder management skills.\n\nDegree in Quantity Surveying or related discipline (or equivalent experience).\n\nA proactive, commercially minded approach with strong attention to detail.\n\nAbility to work independently and as part of a collaborative site/project team.\n\nWhat you get in return:\n\nYou will receive a competitive salary between £65,000-£75,000, plus a comprehensive package including car/car allowance, pension, 25+ days annual leave and additional company benefits.
