Senior Property Manager - Block Management

Job Description
Due to continuing growth, we are looking to strengthen our team with a Senior Property Manager, tasked with caring for a few medium-large developments (circa 500 – 700 units) and being involved with managing our team of 35 and growing, though primarily focused on managing buildings. We are on the lookout for someone who enjoys property management and wants to be given the breathing space to provide an excellent service, rather than being overloaded with thousands of units. We need someone with at least five years of prior experience as a Block Property Manager, preferably large estates and high-rise buildings and those with previous/ongoing cladding remediation too.\n\nAs an experienced Property Manager, you'd be well aware of the day-to-day duties, which would include:\n\nOversee the smooth running of the portfolio.\nAttend and prepare for regular meetings with residents/directors.\nConduct routine inspections and schedule maintenance.\nChair and minute meetings as appropriate and take actions resulting from these.\nBudget and financial control – our system is a big help with this.\nBuild and maintain relationships with all stakeholders.\nResolving of queries received on the portfolio.\nHelping to acquire new business (where commission can also be earned).\nAssisting with complaints handling (thankfully we don't get many at all but can't always please everyone!).\n\nWe are very much a team that works closely and learns from each other every day, as no two days in this industry are ever the same.
We excel because our focus is on customer service, so we keep unit numbers per Property Manager lower than any other agent, to ensure each block gets a good level of attention and our staff aren't overworked. We aren't a national agent and will never be as the service is never close to that of a good, local agent.\n\nOther Ideal Traits Are:\n\nExcellent knowledge of financial administration (service charge accounting)\nEffective numeracy and data entry skills\nExperience in handling cladding replacement work/building safety fund applications\nExcellent interpersonal skills\nAbility to maintain a high level of accuracy\nAbility to meet deadlines and grasp the urgency of departmental activities\nExperience in managing staff\nTPI level 3\n\nPersonal Skills/Attributes:\n\nMaintaining strict confidentiality\nDemonstrate sound work ethics\nFlexibility\nBe assertive and dynamic\nBe deadline driven\nMaintaining relationships with all stakeholders\nCan work independently\nProblem analysis and solving\nProfessionalism\nFull drivers licence and ideally own car\n\nA Little More About Us\n\nWe have grown considerably in the last five years but have done so carefully, choosing our clients and setting reasonable fees – we don't low ball to win business.
