We’re looking for an experienced Senior Planned Operations Manager to lead the delivery of major planned investment and cyclical maintenance programmes across a large housing portfolio. This is a key leadership role focused on improving homes, ensuring compliance, and delivering high-quality services for residents.


The Role

You will take ownership of a £28m planned investment programme, covering works such as kitchens, bathrooms, roofing, windows, and cyclical decorations. You’ll lead teams and contractors to ensure projects are delivered safely, on time, and to a high standard, with a strong focus on resident satisfaction.


Key Responsibilities

  • Lead and develop operational teams, managers, and supply chain partners
  • Deliver planned and cyclical maintenance programmes across housing stock
  • Manage large budgets, ensuring value for money and financial control
  • Oversee contract management, procurement, and supplier performance
  • Ensure compliance with health and safety and housing regulations
  • Work closely with asset management and finance teams on forecasting and long-term planning
  • Drive service improvement, efficiency, and innovation
  • Engage with residents to ensure a positive customer experience


About You

  • Experience in planned maintenance, capital works, or asset management within housing
  • Background in social housing, property services, or construction
  • Proven experience managing large-scale budgets and programmes
  • Strong leadership and team management skills
  • Knowledge of compliance, building safety, and housing regulations
  • Excellent communication and stakeholder management skills
  • Focus on service delivery and continuous improvement


Desirable

  • Experience in contract procurement and management
  • Knowledge of in-house delivery models
  • Relevant professional or technical qualifications
