OverviewThe Senior Estimator is responsible for managing the estimating function within Bellway Strategic Land, providing clear and accurate costing information for all strategic land sites. The role requires close collaboration with divisional commercial and technical teams, to ensure alignment, accuracy, and best practice. The Senior Estimator will review and validate divisional cost plans, feeding live market and project data back into Strategic Land processes to support informed decision-making.Principal accountabilitiesPrepare initial viabilities for all land bidsWhere full viabilities are required, they are to comply with the provisions set out within the Group Guidelines on Viabilities, Budgets and ValuationsAssist Divisional Commercial Teams with the preparation of viabilities and cost plans for Strategic Land sitesReview and validate Divisional Costs Plans for Strategic Land SitesWhere full viabilities are required, ensure they comply with the provisions set out within the Group Guidelines on Viabilities, Budgets and ValuationsAssist the Commercial Manager with the preparation of pre-budget costs for sitesGain specialist quotations such as demolition / asbestos removal to remove the risk from land viabilitiesMaintain records of current and historic costings, ensuring that live data is accurately fed back into the processPrepare cost estimates for housing association sites, including preparation of contractors\' proposals and the administration and agreement of contract documentationAssist divisional commercial teams with the preparation of pre-budget costs for sitesAssist with review of Site Budget and Analysis of Variance reports that are required for issue of site budgets in accordance with Group Guidelines on Viabilities, Budgets and ValuationsCollate and submit statistical analysis as requiredGuide Divisional Commercial teams as required at the handover stage of the projectLiaise with other departments as requiredRepresent Bellway Homes professionally in both personal appearance and conductMentor, manage and motivate junior team membersThe above list of accountabilities is not exclusive or exhaustive. The post holder will be required to undertake any such duties as may be reasonably expected.ExperienceExperience working as an Estimator / Senior Quantity SurveyorPrevious experience estimating proposed costs/costs to completeGood knowledge of cost control systems and valuation reportingExperience in managing Housing Association contractsKnowledge of building regulations and NHBC standardsQualifications and TrainingQualified as a Quantity Surveyor with a related degree or HNC/HND in a built environment subject with relevant experienceCSCS card or equivalentCurrent full driving licenceSkills and AptitudeStrong communication, listening, presentation and negotiating skillsAbility to thrive under pressure in a fast-paced environmentMethodical, conscientious, organised and works to deliver high standardsAbility to recognise problems and deal with them speedily and effectivelyExcellent attention to detailAbility to work independently as well as part of a teamIT literate and the ability to adapt to new systems within the technical environmentAbility to lead, manage and motivate team members as well as delegate effectively where necessaryCommitted to diversity and inclusionRole detailsOffice based role with regular travel to development sites and for meetings.
