An established organisation within the housing and property services sector is seeking an experienced Senior Contract Manager to lead and oversee the delivery of high‑value repairs and maintenance contracts.
This is a senior role with significant responsibility for end-to-end contract service management, performance, compliance and value for money across multiple workstreams.
The Role
Reporting at a senior level, you will take full ownership of the contractual relationship with a major repairs and maintenance contractor, ensuring services are delivered in line with agreed terms, legislation, KPIs and customer expectations.
You will play a key role in embedding a robust contract management framework, driving continuous improvement, and ensuring contracts are managed consistently and effectively across the wider property portfolio.
Key Responsibilities
* Lead and manage the overall performance and financial delivery of large-scale repairs and maintenance contracts
* Act as the primary point of contact for contract services, building strong working relationships with external contractors and internal stakeholders
* Oversee contract delivery from tender stage through to mobilisation, service delivery and completion
* Manage contractor performance against KPIs and SLAs, using data, audits and regular performance meetings
* Challenge costs, manage variations and disputes, and ensure strong commercial control at all times
* Monitor budgets, validate invoices and ensure correct use of Schedules of Rates to achieve best value
* Ensure all contract services comply with health & safety legislation, statutory requirements and internal policies
* Implement quality control processes, post‑inspections and service failure resolutions
* Identify opportunities to improve efficiency, reduce costs and enhance service delivery without compromising quality
* Contribute to contract reviews, procurement strategies and future service planning
* Provide leadership, guidance and support to staff involved in contract and service management activities
About You
You will be a confident and commercially astute contract professional with a strong background in managing repairs, maintenance or property-related service contracts.
Essential experience includes:
* Proven experience managing large, complex contract services within housing, construction or property environments
* Strong knowledge of contract law, compliance, KPIs, SLAs and health & safety regulations
* Experience overseeing contractor performance, cost control and financial forecasting
* Ability to manage contractual negotiations, variations and disputes effectively
* Demonstrated leadership and people management capability
* Excellent stakeholder management and communication skills
Desirable:
* Professional qualification or membership (e.g. MRICS, CIOB or similar)
* Experience within social housing or working with responsive repairs, planned maintenance or compliance-related services
* Exposure to contract mobilisation, service transformation or framework implementation
