Role Summary
The Maintenance Supervisor/Superintendent is responsible for the overall care, maintenance, safety, and efficient operation of the residential property, including building systems, units, grounds, and common areas. This individual will lead maintenance staff, ensure compliance with housing regulations, and respond to building needs and emergencies. Strong reliability, leadership, and technical skills are essential.
Key Responsibilities
Perform routine and advanced repairs including carpentry, painting, plastering, flooring, electrical work, and minor demolition.
Conduct physical inspections of common areas and units (daily/weekly/monthly, move-ins, annual inspections).
Maintain building systems, including basic boiler maintenance and safety valve checks.
Ensure compliance with all applicable housing and regulatory agencies.
Manage and oversee Handyman and Porter staff, ensuring work orders and tasks are completed efficiently.
Maintain inventory of tools, equipment, appliances, and supplies.
Keep building entrances, public spaces, and exterior grounds clean.
Oversee garbage removal procedures and regulatory compliance.
Review and prioritize maintenance requests from residents and property management.
Be available and reachable 24/7 for building emergencies (company phone provided).
Requirements
Minimum 5 years of maintenance experience .
Minimum 2 years of supervisory or managerial experience .
HVAC certification required .
Strong knowledge of electrical, plumbing, carpentry, painting, appliance repair, and safe use of power tools.
Ability to provide training, oversight, and performance feedback to maintenance staff.
Strong customer service and communication skills.
Ability to manage multiple deadlines and shifting priorities.
Ability to diagnose and repair equipment in difficult-to-access areas.
Ability to lift up to 50 lbs., climb, bend, stoop, reach, and perform tasks requiring physical labor.
Knowledge of Nspire inspections required.
Experience with a skilled trade (HVAC, electrical, plumbing) is a plus.
High school diploma or GED .
