Freelance Quantity Surveyor – £30M New Build Project (Preston)\nRate: £350–£400 per day\nLocation: Preston, Lancashire\nStart: ASAP\nContract: Freelance / Outside IR35 (subject to assessment)\n\nWe are seeking a highly capable Freelance Quantity Surveyor to commercially lead a £30M new build industrial development in Preston. This is a key role for an experienced QS who can take full ownership of the commercial function and ensure the project is delivered to budget, quality and programme.\n\nKey Responsibilities\n\n * \n\n Lead all commercial duties on the £30M scheme from procurement through to final accounts.\n\n * \n\n Develop, maintain and present cost plans, CVRs, forecasts and monthly commercial reports.\n\n * \n\n Manage full subcontract procurement cycles: tendering, scope reviews, negotiation and contract award.\n\n * \n\n Oversee subcontractor applications, valuations, variations and payments.\n\n * \n\n Manage change control and ensure accurate commercial documentation.\n\n * \n\n Carry out regular site measurements and progress assessments.\n\n * \n\n Identify commercial risk, opportunity and value-engineering options.\n\n * \n\n Ensure compliance with JCT contract conditions and internal processes.\n\n * \n\n Work closely with the project manager, site team and senior leadership to support project delivery.\n\nExperience Required\n\n * \n\n 7+ years’ experience as a Quantity Surveyor in construction.\n\n * \n\n Proven experience commercially leading medium-to-large new build industrial projects, ideally £20M–£40M+.\n\n * \n\n Strong knowledge of industrial builds, including steel frame structures, groundworks, civils packages and M&E coordination.\n\n * \n\n Demonstrated ability to manage projects of significant value autonomously, taking ownership of all QS duties.\n\n * \n\n Excellent working knowledge of JCT Design & Build or similar forms of contract.\n\n * \n\n Strong background in procurement, cost control, reporting and final account negotiation.\n\n * \n\n Confident communicator capable of managing subcontractors, clients and stakeholders.\n\nWhat’s on Offer\n\n * \n\n Competitive day rate: £350–£400 per day\n\n * \n\n Lead role on a high-value, flagship industrial scheme\n\n * \n\n Immediate start\n\n * \n\n Flexible freelance arrangement\n\nIf you’re an experienced QS ready to take commercial responsibility for a major industrial build, we’d love to hear from you.\n\nApply now or get in touch for more details
