About the Role
We are seeking an experienced and highly capable Property Project Manager to oversee all development and refurbishment projects across a prestigious private estate. This is a hands-on, autonomous role requiring a meticulous, organised, and commercially astute professional to manage the full lifecycle of property projects—from conception and design to delivery and handover—while maintaining the highest standards of quality and discretion.
Key Responsibilities
Take full ownership of development and refurbishment projects across the estate, overseeing planning, design, procurement, delivery, and handover.
Lead and coordinate external project teams, including architects, engineers, contractors, and consultants, ensuring projects are delivered efficiently, on time, and to budget.
Manage budgets and monitor project costs, ensuring financial targets and value-for-money outcomes are achieved.
Arrange tenders and procurement processes, including drafting project briefs and overseeing schedules of works.
Draft, negotiate, and administer contracts with suppliers, contractors, and consultants, ensuring compliance and high standards of delivery.
Conduct regular site inspections to assess progress, quality, and adherence to estate standards.
Interrogate proposals, reports, and designs to ensure optimal outcomes and challenge where necessary.
Prepare and present detailed project updates, financial reports, and risk assessments to the Estate Director.
Encourage innovation, identify opportunities to add value, and promote continuous improvement across projects.
Support wider estate operations as required, fostering strong working relationships with staff, suppliers, and contractors.
Person Specification / Candidate Profile
Minimum of 5 years’ experience in property development or project management, ideally with exposure to high-value residential or private estate projects.
Strong track record of managing multiple, complex projects simultaneously with attention to detail and exceptional organisational skills.
Excellent communication, negotiation, and stakeholder management skills, able to work effectively with both internal teams and external advisors.
Commercially minded, financially literate, and able to make data-driven decisions.
Confident, professional, and discreet, with the ability to operate independently and exercise sound judgement.
Innovative and proactive, with a collaborative approach and a drive for high standards.
A personable, credible presence, capable of representing the estate in dealings with contractors, consultants, and suppliers.
