Position: Property Asset Manager (6 Month Contract)

Role Location & Portfolio: London, South Bank

Reports to: Director of Asset Management

Job Type: 6 Month Contract, Hybrid Working, Flexibility regarding days per week

Summary:


Cobalt are delighted to be exclusively partnered with Coin Street in their search for a Property Asset Manager. This role will involve the management of a historic mixed-use portfolio across London’s South Bank, working in a tightly knit and collaborative team. We are looking for this individual to have sharp technical acumen, as a key aim for this contract is to elevate the accuracy of data across the Estate to support future strategies.


Most importantly, we need an individual who can champion the ethical values our business has been founded on, whilst ensuring the value of our Estate is truly maximised.


The Key Duties:


  • Supporting the Director of Asset Management in the management of an eclectic portfolio of commercial and residential properties across South Bank. The sites include the cultural landmark of the OXO Tower, and Gabriel’s Wharf, a diverse retail, pop up and dining destination with an exciting development plan in place.
  • Active management of third parties, including Leasing Agents, to ensure voids are minimised across the Estate and that enquiry schedules are created.
  • Perform due diligence to ensure information across the properties is accurate, in particular that details such as rent per square ft, compliance information, health and safety reports, are updated and accurate.
  • Investigating strategic elements across the Estate such as understanding the optimal lease structures
  • Working to elevate Environmental, Social and Governance (ESG) credentials across our properties.
  • Developing and maintaining a resilient and reliable estate infrastructure that supports all areas of Coin Street’s activities. Ensuring that this infrastructure is maintained to a high level and meets agreed performance targets and statutory/regulatory standards.


Knowledge & Experience:


  • Degree level in a relevant Real Estate course
  • Established Property Management experience, ideally in the context of a small or medium sized business
  • Strong organisational skills, proficient with data and carrying out due diligence across our properties
  • Able to delegate and management our third parties effectively to help reach objectives
  • Understanding of key regulatory and compliance legislation, including but not limited to:
  • Health & Safety compliance (HSE/CDM 2015)
  • Fire safety regulations
  • Landlord & Tenant Act 1954 (for lease management)
  • Environmental & sustainability compliance (MEES, BREEAM, EPC ratings, etc.)
