Role Overview
The Project Quantity Surveyor is responsible for managing all commercial and contractual aspects of a large-scale data centre project. Working for the general contractor, the PQS will ensure effective cost control, risk management, and value delivery throughout the project lifecycle, from procurement through to final account.
This role is critical in ensuring financial performance, contractual compliance, and successful project delivery within a fast-paced, mission-critical environment.
Key Responsibilities
Commercial Management
- Manage the commercial performance of the project, ensuring delivery within budget and margin targets
- Oversee cost planning, forecasting, and reporting
- Identify, manage, and mitigate commercial risks and opportunities
- Lead procurement of subcontract packages, including tendering, analysis, and award recommendations
- Draft, negotiate, and administer subcontract agreements
- Manage subcontractor performance, payments, and variations
- Prepare and present monthly cost reports, CVRs (Cost Value Reconciliation), and forecasts
- Monitor project cash flow and financial performance
- Track and manage changes, variations, and compensation events
- Administer contracts in line with project conditions (e.g., JCT, NEC, or bespoke forms)
- Manage contractual correspondence and ensure compliance with obligations
- Support the resolution of disputes, claims, and commercial issues
Valuations & Payments
- Prepare and submit interim valuations and final accounts
- Assess subcontractor applications and certify payments
- Ensure timely and accurate financial processes
- Identify and manage variations, including pricing and negotiation
- Maintain risk and opportunity registers
- Provide commercial input into project decision-making
- Liaise with project managers, engineers, design teams, and client representatives
- Support client meetings and provide commercial updates
- Collaborate closely with planning and construction teams
- Lead the agreement of final accounts with clients and subcontractors
- Ensure all contractual and commercial matters are closed out efficiently
- Support lessons learned and project reporting
Qualifications
- Degree in Quantity Surveying, Commercial Management, or related discipline
- Membership of Royal Institution of Chartered Surveyors (or working towards chartership) preferred
- Minimum 7–10 years’ experience in quantity surveying or commercial management
- Proven experience on large-scale construction projects, ideally data centres or mission-critical environments
- Experience working for a general contractor or main contractor
- Strong understanding of standard forms of contract (e.g., JCT, NEC)
- Experience managing large MEP packages is highly desirable
- Proficiency in cost management tools and Excel
Regulatory & Industry Knowledge
- Strong understanding of UK construction practices and commercial frameworks
- Familiarity with data centre environments and fast-track project delivery
- Strong commercial acumen and negotiation skills
- Excellent analytical and problem-solving abilities
- Effective communication and stakeholder management
- High attention to detail and organisational skills
- Ability to work site-based in London
