Job Description

We are working with a fast-growing residential developer delivering an ambitious pipeline of residential schemes across the North West and wider UK. With a strong reputation for quality and delivery, the business is continuing to strengthen its regional project delivery capability.\n\nAs part of this growth, they are seeking a Project Manager to take responsibility for multiple high-value projects, managing schemes with individual values of up to £20m+. The role offers genuine developer-side exposure, autonomy over delivery, and the opportunity to play a key role in the company’s ongoing expansion.\n\nThe ideal candidate is hands-on, proactive, and driven, confident on site, and capable of managing multiple stakeholders to ensure multi-million-pound projects are delivered efficiently, safely and to the highest standard.\n\nKey Project Sites:\n\nSunderland \n\nNewcastle\n\nMiddlesbrough \n\nKey Responsibilities:\n\nLead projects from pre- to post-contract, managing design, commercial and construction objectives.\n\nProvide commercial oversight, including cost monitoring, risk management, and contract administration.\n\nConduct weekly site walk rounds and monthly project reviews to monitor progress, quality, and programme adherence.\n\nAct as a trusted client-facing representative, coordinating consultants, contractors, and stakeholders.\n\nMentor and support the regional delivery team, embedding best-practice processes and standards.\n\nEnsure hands-on engagement on site, proactively resolving issues and driving projects to completion.\n\nTake ownership of multiple high-value projects (£20m+), balancing priorities and ensuring delivery excellence.\n\nRequired Skills and Experience:\n\nProven experience in pre- and post-contract project management on high-value residential projects.\n\nMinimum of 5 years’ project management experience.\n\nStrong commercial awareness, with ability to manage budgets, contracts, and project risks.\n\nDemonstrable ability to take ownership, lead teams, and work autonomously.\n\nHands-on, with regular site presence and willingness to travel to site in Sunderland, Newcastle and Middlesbrough.\n\nExcellent communication, stakeholder management, and problem-solving skills.\n\nAmbitious, driven, and committed to delivering high-quality outcomes.\n\nWhat’s on Offer:\n\nOpportunity to join a fast-growing developer with a substantial pipeline and regional expansion.\n\nLeadership role in a rapidly growing delivery team, with real influence on project delivery and processes.\n\nExposure to high-value, complex projects with autonomy, responsibility, and long-term career progression.\n\nThis is a rare opportunity to join a dynamic and ambitious residential developer, take ownership of multi-million-pound projects, and contribute to the company’s continued growth and reputation in the sector
