Role: Project Manager - Capital Works\n\nLocation: London - EC1A\n\nSalary: Up to £70,000 per annum plus 5k car allowance or hybrid car\n\nFull-time | Permanent | Monday to Friday | 27 days holidays plus bank holidays | 24/7 Digital GP service (for you and your family) | Financial wellbeing & employee assistance support | Ongoing professional development | Enhanced family benefits | Flexible working options (where possible)\n\nThe Opportunity\n\nWe're recruiting for a Project Manager - Capital Works to join a well-established team delivering projects across two flag ship hospitals in London.\n\nThis is a cradle-to-grave role, leading variations and capital works within a live, healthcare environments subject to the Building Safety Act.\n\nProject values typically range from £50k-£600k, with larger schemes up to £1m-£2m+, and occasional major projects (e.g. £12m A&E redevelopment).\n\nWhat Makes This Role Different\n\nThis isn't about being the most technical person in the room.\n\nIt's about being the one who can:\n\nLead the design process end-to-end (RIBA 1-7)\nChallenge and manage consultants effectively\nNavigate the complexity of live hospital environments and multiple stakeholders\nDeliver projects professionally, not reactively\nThe Role\n\nLead capital works and variation projects from concept through to completion\nTake ownership of design team leadership, ensuring progress through all RIBA stages\nAct as the key interface between Trust, SPV, consultants, and delivery teams\nManage projects within live hospital settings, balancing programme, logistics, and patient impact\nOversee procurement, contractor performance, and delivery on site\nEnsure compliance with CDM Regulations, Building Safety Act, and golden thread principles\nProduce clear reporting on programme, risks, and performance\nContribute to a more structured, professional project delivery approach across the contract\nThe Environment\n\nHospital 1 - Major trauma/A&E site, three high-rise towers (16 storeys), fast-paced and complex\nHospital 2 - Specialist cancer centre, more planned works, heritage considerations\nPotential future work across additional sites within the Trust\nYou'll be working across both, so adaptability is key.\n\nWhat We're Looking For\n\nStrong experience delivering projects in complex environments (healthcare, PFI, large estates, or similar)\nProven ability to lead design teams through RIBA stages 1-7\nUnderstanding of the Building Safety Act (direct experience ideal, but not essential)\nSolid working knowledge of CDM regulations and duty holder responsibilities\nComfortable managing multiple stakeholders (client, SPV, consultants, contractors)\nBroad technical understanding (Mech or Elec), without needing to be a specialist\nPersonable, professional, and collaborative - able to build trust with clients\nThe Team & Culture\n\nSmall but growing team (SPM + APMs), with clear plans to expand\nStrong client relationships already in place, this role builds on that\nWork-hard, flexible culture, autonomy trusted, not micromanaged\nOpportunity to shape how projects are delivered as the contract evolves\nSalary & Benefits\n\nUp to £70,000 per annum\n£5k Car or car allowance (including electric/hybrid options)\n27 days holiday + bank holidays\nPrivate healthcare\nPension (up to 7-9% employer contribution)\nOvertime or time off in lieu (where applicable)\nFlexible working (typically 1-2 days from home depending on project activity)\nLocation\n\nThis role requires regular presence on-site in Central/East London.\n\nCandidates should be within a reasonable commuting distance, some early site access and live project delivery make this important.\n\nInterested?\n\nIf you're a Project Manager who can lead design, manage complexity, and deliver in live environments, this is a genuinely strong opportunity.
