The Company
Our client is an established and growing Mechanical (HVAC) Design & Build contractor specialising in commercial office fit-outs (CAT A & CAT B), schools, and retail projects. With a projected turnover of £20 million next year and projects ranging from £100k to £5m, the business is well-positioned for continued success and expansion.
They are now seeking a dynamic Pre-Construction Manager / Director with a strong background in both estimating and pre-construction, ideally from a Design & Build environment.
The Role
This is a hands-on, strategic role combining early-stage design coordination, cost planning, and procurement strategy.
Working closely with clients, designers, estimators, and subcontractors, you’ll take a lead role in transitioning projects from RIBA Stage 3/4 through to construction — ensuring commercial viability, technical integrity, and optimal delivery strategy.
Key Responsibilities
Pre-Construction & Design Management

Engage early with clients to understand project scope, site constraints, and objectives.

Lead design coordination from RIBA Stages 3–4, ensuring alignment with budget, programme, and buildability.
*
Chair and manage design reviews with consultants, architects, and engineers.
*
Identify risks, design compliance issues, and opportunities for value engineering.
Cost Planning & Estimating
*
Develop and manage cost plans across all project stages.
*
Work with internal/external estimators to refine pricing strategies.
*
Support value engineering efforts to meet budget targets without compromising quality.
Programme & Procurement
*
Develop and maintain pre-construction and delivery schedules.
*
Define early procurement strategies and tender key packages to subcontractors.
Risk & Compliance
*
Identify technical, commercial, and delivery risks — supporting mitigation plans.
*
Ensure compliance with building regulations, planning conditions, and design standards.
Qualifications & Experience
*
HND or Degree in Building Services Engineering (HVAC) or related discipline.
*
5+ years’ experience in pre-construction, estimating, or design management within D&B contracting.
*
Proven experience in CAT A / CAT B fit-out projects across commercial and/or retail sectors.
*
Strong understanding of construction methods, MEP systems, and compliance standards.
*
Excellent communication and stakeholder management skills — confident dealing with clients and consultants.
