Managing Surveyor Required for High End Project in London - Flagship Project


Reporting to the Commercial Director and Commercial Manager, the Managing Surveyor will provide comprehensive commercial support to project teams, ensuring accurate commercial management, maintenance of project financial data, and full compliance with contractual obligations. The role involves regular liaison with clients, subcontractors, and site teams, with responsibility for managing two or more projects concurrently.


Key Responsibilities

  • Take full responsibility for the commercial management of assigned projects.
  • Ensure procurement of work packages delivers best value, while aligning with the needs of other live projects, including joint procurement strategies and resolution of ongoing commercial matters and final accounts.
  • Prepare and submit tender recommendations to the Commercial Manager for approval. Key packages—including groundworks, concrete frame, cladding, MEP, and internal partitions—will require direct involvement from the Commercial Manager where necessary.
  • Support the project team across all delivery phases, including design management, procurement, SHEQ, quality assurance, programme management, site preliminaries, project close-out, and defects management.
  • In collaboration with the Commercial team, develop a detailed project budget at inception for review and approval by the Commercial Manager/Director.
  • Assist in ongoing budget management, ensuring timely and detailed completion of monthly CVR (Cost Value Reconciliation) reports. Escalate any risks that may impact project profitability.
  • Ensure all cost reports are standardised across projects and prepared monthly for review by the Commercial Director.
  • Attend site regularly (minimum twice per month per project) to engage with project teams, assess progress, and identify risks or issues affecting commercial performance.
  • Lead project commercial review meetings (at least every six weeks), ideally conducted on-site.
  • Manage and develop the project supply chain, including identifying and onboarding new suppliers and maintaining strong relationships with high-performing subcontractors.
  • Build and maintain effective working relationships with client commercial representatives through regular communication and meetings, supporting issue resolution and future business development.
  • Ensure all contractual communications and notices are issued accurately and on time, including variations, delay notices, extension of time applications, payment applications, and associated notices.
  • Support the pricing and negotiation of new project opportunities as required.
  • Mentor and develop junior staff, enhancing their commercial capabilities and identifying training needs in collaboration with HR and SHEQ teams.
  • Undertake additional duties as required by management.
  • Education & Experience

    • Degree or HND in Quantity Surveying or a related discipline (preferred).
    • Minimum of 5+ years’ postgraduate experience within the construction industry, ideally at Managing Surveyor level with a Design & Build main contractor.
    • Strong understanding of construction commercial management and JCT Design & Build contracts.
    • Demonstrated experience managing multiple high-value (multi-million pound) projects simultaneously.
    • Broad knowledge of contract conditions and relevant construction legislation.
    • Highly motivated, proactive, and capable of working independently and within a team.
    • Strong problem-solving, communication, and organisational skills.
    • Effective time management and ability to prioritise across multiple projects.
    • Proficient in Microsoft Office and AutoCAD.
    • Flexible and willing to travel regularly to the UK to engage with project stakeholders.
    • Must have the legal right to work in the UK.
