Maintenance Technician – Residential Properties
Location: York, PA
Employment Type: Full-Time
Reports To: Maintenance Director
Job Overview
We are seeking a reliable and skilled Maintenance Technician to support the day-to-day maintenance operations of a residential property portfolio. This role is responsible for responding to work orders, completing apartment turnovers, performing preventive maintenance, and ensuring properties are safe, clean, and well-maintained.
This position is ideal for a hands-on professional who takes pride in quality work, customer service, and teamwork.
Responsibilities
Respond to and complete maintenance work orders in a timely and efficient manner
Perform general apartment and building repairs (plumbing, electrical, drywall, painting, fixtures, appliances, etc.)
Complete apartment turnovers to prepare units for new
Follow and help maintain preventive maintenance schedules
Ensure high standards of workmanship, safety, and customer service
Coordinate and meet with inspectors for:
Annual rental license inspections
Fire alarm, sprinkler, and fire extinguisher inspections
Coordinate with pest control vendors and other service providers as needed
Maintain clean, organized, and safe maintenance shops, offices, and storage areas
Identify and report property issues, safety concerns, or cleanliness problems to the Maintenance Director
Assist with implementing new systems or processes to improve efficiency and reduce costs
Work collaboratively with other maintenance team members on daily tasks and special projects
Participate in an on-call rotation and respond to after-hours emergencies when required
Maintain professionalism, discretion, and confidentiality at all times
Perform other duties as assigned

Able to handle multiple priorities in a fast-paced environment
Qualifications
Previous experience in apartment maintenance, facilities maintenance, or building maintenance
Working knowledge of general maintenance trades (plumbing, electrical, carpentry, painting)
Comfortable using computers and mobile devices; Microsoft Office experience required
(Experience with AppFolio or similar property management software is a plus)
Valid driver’s license and reliable transportation
Clean criminal background
Ability to attend required meetings and training sessions
Ability to follow company policies, procedures, and safety standards
Physical Requirements
Ability to stand, walk, bend, kneel, climb, and lift throughout the workday
Ability to lift, push, pull, and carry at least 50 pounds
Ability to occasionally lift 100+ pounds with assistance
Must be comfortable working indoors and outdoors in various conditions
Subject to frequent interruptions and changing priorities
