Siamo Recruitment are currently looking for a Legal Conveyancerto join a well-stablished Legal firm for a permanent opportunity within the County of Denbighshire.
The Legal Conveyancer is responsible for managing residential and/or commercial property transactions from instruction through to completion and post-completion. The role requires strong technical conveyancing knowledge, excellent client care, and the ability to manage files efficiently while ensuring compliance with legal, regulatory, and lender requirements.
Key Responsibilities

  • Manage a caseload of conveyancing matters including sales, purchases, transfers, remortgages, and leases
  • Handle files from initial instruction through to exchange, completion, and post-completion
  • Draft, review, and negotiate contracts, transfer deeds, and related conveyancing documentation
  • Conduct title investigations, identify title defects, and implement solutions
  • Order, review, and report on property searches
  • Raise, review, and respond to pre-contract enquiries
  • Liaise with clients, estate agents, lenders, solicitors, and other third parties
  • Provide clear and timely legal advice to clients throughout the transaction
  • Ensure compliance with all relevant legislation, professional standards, and regulatory requirements
  • Manage deadlines and ensure key dates are met
  • Prepare completion statements and oversee completion of transactions
  • Register titles and lender charges with the Land Registry
  • Maintain accurate and up-to-date file records using the firms case management system
  • Deliver a high standard of client care and manage client expectations
  • Contribute to the firms risk management and quality assurance procedures

Skills & Competencies
  • Not essential but ideally a strong knowledge of conveyancing law and procedures
  • Excellent attention to detail and organisational skills
  • Ability to manage multiple files and meet deadlines
  • Strong written and verbal communication skills
  • Professional, client-focused approach
  • Ability to work independently and as part of a team
Qualifications & Experience
  • Qualified Legal Executive, Licensed Conveyancer, Paralegal, or equivalent experience
  • Experience working within a legal or conveyancing practice or relevant legal experience
  • Familiarity with case management systems and Land Registry processes
