Our client is one of the most active and dynamic investors in UK operational residential real estate, with a rapidly scaling portfolio across single‑family rental and other living sectors.

Following a recent transformational acquisition, the business is entering a new phase of growth with substantial capital remaining to deploy and clear ambitions to materially expand its UK footprint over the coming decade.

What do you need to bring to the table?

  • The Investment Director is a senior execution leader – someone who can stand alongside the existing leadership team and take complete ownership of deals.
  • Ability to take a deal from inception to close and manage every stage – whether a corporate transaction, development deal, or single‑asset deal.
  • Process‑driven and methodical, but with the commercial instinct to move at pace when required.
  • A strong, demonstrable track record of originating and executing UK residential transactions.
  • Proven experience across Build‑to‑Rent, Single‑Family, and/or Student Living sectors.
  • Hands‑on experience structuring forward funding and forward commitment deals.
  • Advanced Excel and financial modelling capability – able to build models from scratch and interrogate assumptions.
  • Deep understanding of UK residential investment economics, risks, and operational considerations.
  • Confidence to operate independently while collaborating closely with internal teams.
  • A proactive, commercial mindset with strong deal instinct.
  • Thrives in a flat, entrepreneurial, high‑accountability environment.

The Role:

  • Originate, underwrite, structure, and execute residential investments and funding agreements across the UK.
  • Work alongside national housebuilders to originate and execute forward funding and forward commitment deals.
  • Take full ownership of deals from initial sourcing through to completion – no handoffs, full accountability.
  • Build and interrogate detailed financial models; test sensitivities and challenge assumptions at every stage.
  • Lead internal approval processes and manage all aspects of transaction execution.
  • Work closely with investment, asset management, finance, and operations teams to deliver transactions efficiently.
  • Maintain strong market awareness across UK residential values, yields, and rental fundamentals.

Compensation:

  • Bonus: Discretionary, with upside linked to performance and deployment success.
