Role Overview
We are seeking a results-driven Head of Lettings to lead our national lettings strategy across our Purpose-Built Student Accommodation (PBSA) portfolio. This pivotal role carries accountability for achieving occupancy targets, delivering budgeted revenue, and ensuring an exceptional customer journey from initial enquiry through to move-in.
You will manage and inspire a team of Resident Liaison Officers (RLOs) and work with the lettings marketing team, ensuring marketing and sales strategies align to deliver maximum occupancy. In addition, you will work and oversee closely a remote lettings support team based overseas, ensuring seamless collaboration and consistent service standards across all touchpoints.
The ideal candidate will be agile, decisive, and commercially astute, with a deep understanding of the student accommodation market and a proven ability to deliver results in a fast-paced environment. You must also be comfortable reporting upwards, using data to inform decisions, presenting performance metrics, and articulating strategy clearly to senior leadership.
Key ResponsibilitiesStrategic Leadership & Performance- Own national accountability for occupancy and revenue targets across the PBSA portfolio.
- Develop and implement lettings strategies to maximise occupancy and optimise pricing.
- Monitor performance against KPIs and take decisive action to address underperformance.
- Present data-driven insights and strategic plans to senior leadership confidently and clearly.
- Ensure a seamless customer experience from enquiry through to move-in.
- Oversee processes for enquiries, bookings, deposits, and tenancy agreements.
- Drive improvements in customer service standards and digital engagement.
- Lead and develop the RLO team to deliver exceptional service and conversion rates.
- Manage and collaborate with the Head of Lettings Marketing to ensure campaigns are sales-focused and effective.
- Coordinate with the remote lettings support team abroad to maintain consistency and efficiency in processes.
- Foster a culture of accountability, agility, and continuous improvement.
- Stay ahead of market trends, competitor activity, and student demand patterns.
- Adjust strategies quickly to respond to changing conditions and maximise occupancy.
- Work closely with operations, finance, and marketing teams to align lettings performance with business objectives.
- Provide regular reporting on occupancy, revenue, and marketing effectiveness to senior leadership.
- Willingness to travel nationally to visit sites, support teams, and maintain visibility across the portfolio.
- Proven experience in lettings leadership within PBSA, Build-to-Rent (BTR), or residential property.
- Strong commercial acumen with a track record of achieving occupancy and revenue targets.
- Excellent leadership and people management skills, including managing remote teams.
- Deep understanding of the student accommodation market and seasonal demand cycles.
- Highly agile, decisive, and results-oriented.
- Comfortable using data, presenting performance metrics, and articulating strategy to senior stakeholders.
- Willingness to travel extensively across the UK.
- Experience managing marketing and sales teams.
