With Dagenham Football Stadium only a 5 minute stroll away (home of the West Ham Women’s team and Dagenham FC), plus a Travelodge next door and a growing hub of new businesses surrounding the pub, this site already benefits from strong footfall and a vibrant local community. In early 2025, the Pipe Major underwent a transformational £250,000 Capex investment, becoming one of the first pubs to launch our brand-new Two Door format. The venue features darts boards, pool tables, and dedicated sports viewing areas, making it a true hub for local teams, groups, and social occasions. Your passion for community engagement and delivering a great guest experience will be crucial in building the Pipe Major’s reputation. Currently delivering £33k average weekly sales with a 55/45 dry-to-wet sales mix, the Pipe Major is already a strong trading business — with huge potential still to unlock. This is an exceptional opportunity to take on a site with investment, vision, and community at its heart. Management accommodation is available in the form of a large 3-bedroom flat above the pub.
