Estimator / Senior Estimator – Permanent Role High-End Residential New Builds, Refurbishments & Super-Prime Projects – West / Central London & Surrounding Areas
West Nine Construction is a dynamic, London-based main contractor specialising in premium residential construction. Since our establishment in 2019, we have built a strong reputation for delivering exceptional bespoke refurbishments, extensions, and high-specification projects across prime West and Central London locations.
Our focus is on super-prime residential work — creating beautifully curated, faultlessly executed homes that meet the exacting standards of discerning private clients, architects, and designers.
With a compact, highly skilled team and a commitment to quality, innovation, and client satisfaction, we are now seeking an experienced Estimator or Senior Estimator to join us on a permanent basis.
This is a key role within our growing operation, offering the opportunity to work on prestigious, high-value projects while contributing directly to accurate commercial success and continued expansion.
Key Responsibilities
* Prepare detailed, competitive, and accurate cost estimates for high-end residential projects, including new builds, major refurbishments, structural alterations, and luxury fit-outs
* Analyse tender documents, specifications, drawings, and Bills of Quantities to produce comprehensive pricing, including labour, materials, subcontractors, plant, preliminaries, and risk allowances
* Liaise closely with the project team, architects, designers, and clients to clarify requirements, value-engineer where appropriate, and present clear, professional tender submissions
* Build and maintain a robust supplier and subcontractor database, obtaining and negotiating competitive quotations for specialist trades and premium materials
* Undertake post-tender reviews, cost comparisons, and negotiations to secure projects at optimal margins
* Provide ongoing cost advice during pre-construction and early project stages, including change management and variation pricing
* Contribute to the development of estimating systems, templates, and benchmarks to improve accuracy and efficiency
* Support the commercial team in ensuring projects are delivered profitably while upholding our uncompromising standards of quality and finish
Essential Requirements
* Proven experience as an Estimator or Senior Estimator, ideally with a main contractor focused on high-end residential, luxury refurbishments, or super-prime projects
* Strong commercial acumen with a track record of producing accurate tenders for projects valued from £500K to £10m+
* Excellent understanding of residential construction methods, modern materials, and high-specification finishes
* Proficiency in estimating software and the ability to interpret complex architectural and structural drawings
* Confident communicator with strong negotiation skills and the ability to build relationships with clients, consultants, and supply chain partners
Highly Desirable
* Background in super-prime / luxury residential or high-net-worth client projects in London
* Experience with value engineering and sustainable/high-performance building techniques
* Knowledge of JCT contracts and procurement routes commonly used in private residential sector
