Estimator - Residential Fit-Out / Office-to-Residential Conversion\n Leeds - Office-Based\n £50,000 - £60,000\n Start: ASAP\n\nAn established and forward-thinking design & build contractor based in Leeds is seeking an experienced Estimator to join their commercial team on a full-time, permanent basis. The business specialises in office-to-residential conversions and residential fitouts, including high-rise (HRB) and heritage schemes, with projects ranging in value from £250k to £30M.\n\nCurrently delivering a £19M turnover, they have £29M worth of confirmed work in the pipeline-with 70% expected to start this year-and are targeting £30M+ turnover by the next financial year. This is a pivotal moment for the company's growth, and this role offers the opportunity to take full ownership of pricing and estimating activities.\n\nKey Responsibilities\n\nManage the estimating process from initial enquiry through to submission, taking full responsibility for pricing.\nProduce accurate cost plans, tender submissions, and take-offs for a wide range of residential conversion and fit-out projects.\nLiaise with the design, pre-construction, and commercial teams to ensure budget alignment from concept through to delivery.\nBuild and maintain a strong database of subcontractor and supplier pricing.\nProvide cost/value engineering input to influence design decisions.\nEnsure all estimates fully comply with fire safety regulations, HRB requirements, and the specific legal and technical details that apply to residential construction.\nConduct risk analysis and advise on commercial implications.\nWork closely with a commercial team of 4 Quantity Surveyors and 1 Buyer.
\n\nRequirements\n\nBackground in residential fit-out, apartment fitouts, or office-to-residential conversion.\nDeep understanding of current UK fire regulations and how they apply to residential buildings-including high-rise buildings (over 7 storeys).\nFamiliarity with the specific technical and compliance requirements of heritage properties is advantageous.\nMinimum of 5-10 years of relevant estimating experience in the construction sector.\nComfortable working on projects from pre-construction through to handover.\nStrong attention to detail and confidence working independently in a fast-paced environment. \n\nLocation & Project Scope\n\nThis is a Leeds-based, office-based role.\n90% of the work is in Yorkshire, primarily in and around Leeds, with some projects occasionally taken on elsewhere in the UK for key repeat clients.\nThe work typically includes office-to-residential conversions, high-rise buildings, and heritage projects, often under permitted development or full planning. \n\nWhat's on Offer\n\nSalary of £50,000 - £60,000 (DOE).\nFree on-site parking.\nA key role within a growing contractor entering a significant expansion phase.\nOpportunity to take ownership of the estimating function.\nStable and well-supported team environment with long-term pipeline security.\nExposure to varied and technically engaging residential projects.\nWork with a highly experienced and integrated delivery team under one roof.
