Role overview

To supervise a 24/7 shift team and fabric day team that provides planned and reactive service to the M&E technical infrastructure of a Global finance company.

•Provide a safe and healthy environment and working conditions for all direct report employees.

•To be customer focused within all areas of operational activities and maximise relationships with clients.

•Promote an open and direct management style that encourages progress and development with all team members.

•Ensure sub-contractor planned preventative maintenance is scheduled in and recorded, reports are received, and remedial works actioned to a high standard.

•Deliver projects to the customers requirement and on time liaising, when necessary, with the on-site facilities management team.

•Ensure all Statutory and non-statutory works are completed on time and in accordance with relevant industry standards.

•Devise a good working knowledge and understanding of the onsite BMS systems and networked infrastructure.

•Hold a relevant and up to date High Voltage training certificate and authorised person certificate for site.

•Ensure the regular maintenance of all electrical systems both LV and HV are carried out and planner is updated as required.

•Perform monthly site safety checks on all employees.

•Ensure the update reviewing of all site emergency and operating procedures, risk assessments and planned work method statements.

•Deliver effective communication through competent technical advice to the team including on-site training, weekly toolbox talks, accident and incident reporting.

•Ensuring the efficient and effective operation, maintenance and repair of the sites M&E Plant and Equipment and Services.

•Provide reasonable off-site support to the shift team out of normal working hours.

•Keep our customers’ building safe and compliant through monthly audits of emergency lighting, fire safe systems and L8 logbooks.

•Monitor and manage the open and closed water systems working to L8.

•Ensure the Service Now reactive work logging system is consistently monitored, and works are completed in a timely manner.

•Ensure the provision of extra works and ‘out of contract’ works proposals have the required authorisations before commencing and that they are produced in a timely manner, in line with contract requirements.

* Complexity:

* To lead the team by example and through effective use of management and motivational techniques to develop skills to grow the knowledge base of all direct reports.

* To champion best practice across all activities of the contract and act as the driver for change in pursuit of continuous improvement.

* Ensure customer / client satisfaction is met or exceeded at all times

* Ensures compliance with environmental and industry regulations, where required.

Qualifications or Required Experience:

•Good team manager

•Excellent motivator of people

•Extensive experience in building services, working within financial / critical environments

•Apprenticeship in electrical/mechanical maintenance

•Previous experience as a HVAP

•City and Guilds 236 A&B (2360 parts 1 and 2) or equivalent would be desirable

•IET 18th edition would be desirable

•City & Guilds 2394 / 2395 or 2391 Electrical Testing & Inspection would be desirable

•Water Hygiene/Legionella Management experience desirable

•Ability to think clearly in extreme circumstances

•Good knowledge of building services and legislation

•Have both mechanical and electrical maintenance experience

•Minimum 5 years post qualification experience

•Possesses MS office (word, excel and PowerPoint) skills
