Director – Hard FM Services


Location: Central London

Employment Type: Full-time, Permanent

Remuneration: up to £120,000 Base with additional bonus & benefits.


A leading UK property managing agent and services organisation is seeking an experienced Director of Hard FM Services to drive the strategic and operational delivery of engineering and building services across a diverse commercial portfolio. This is a senior leadership position with full accountability for the performance, compliance, and commercial success of the Hard FM Services division.

The Opportunity

In this pivotal role, you will lead the delivery of mechanical, electrical, HVAC, and building fabric services across multiple client sites. You will own the division’s P&L, ensure full statutory compliance, and provide strong leadership to multi-site engineering and technical teams.

Your focus will be on driving operational performance, delivering high-quality, safe and efficient services, strengthening client relationships, and contributing to the wider organisation’s strategic development.


Key Responsibilities

Financial Leadership

  • Lead the Hard Services division to achieve revenue and profit targets.
  • Take full responsibility for P&L management and financial performance.
  • Control operational costs and drive cost efficiency.
  • Support bids and tenders through technical input and commercial analysis.
  • Monitor contract-level profitability and performance.

Operational Delivery

  • Oversee PPM programmes and reactive maintenance to ensure asset uptime and compliance.
  • Deliver all services in line with agreed KPIs and SLAs.
  • Implement quality assurance, technical audits, and asset lifecycle strategies.
  • Produce operational reports and performance dashboards for senior stakeholders and clients.

People & Leadership

  • Lead, motivate, and manage engineering and technical teams across multiple sites.
  • Set clear objectives, review performance, and embed a culture of accountability.
  • Support training, skills development, and succession planning for key roles.

Health, Safety & Compliance

  • Ensure all engineering activities adhere to relevant regulations (e.g., SFG20, NICEIC, Gas Safe).
  • Oversee technical and safety audits to maintain a safe working environment.
  • Promote a proactive safety culture through training, communication, and continuous improvement.

Client & Stakeholder Management

  • Act as the senior point of contact for Hard Services delivery.
  • Attend client meetings and provide expert technical insight.
  • Resolve escalated issues swiftly and maintain strong, trusted relationships.

Collaboration & Innovation

  • Work closely with Soft Services and wider teams to deliver an integrated FM offering.
  • Contribute to strategic planning and business development.
  • Lead innovation initiatives and drive continuous improvement across the Hard Services function.
