Defect Manager – Residential (300-Unit Development, Poole)
Location: Poole, Dorset
Contract Type: Long term freelance role
Salary: £230 - £240 per day
We are seeking an experienced Defect Manager to take full ownership of the defect and snagging process across a 300-unit residential development in Poole. Acting as the client’s representative, you will lead, coordinate, and oversee all defect management activities to ensure high-quality delivery and a seamless handover experience for .
Key Responsibilities
* Lead the end-to-end defect management process for the entire development.
* Oversee and monitor all snagging and rectification works carried out by the main contractor and subcontractors.
* Conduct site inspections, identify defects, and ensure all items are recorded, tracked, and closed out efficiently.
* Act as the primary liaison between the client, contractor, and site teams to ensure standards, timelines, and expectations are met.
* Maintain an accurate defect register and provide regular progress reports to senior stakeholders.
* Ensure quality, health & safety, and compliance standards are upheld at all times.
* Support handover and post-completion processes, ensuring a positive customer experience for .
About You
* Proven experience in defect management, snagging, aftercare, clerk of works, or quality management within residential construction.
* Strong understanding of construction quality standards and typical defect items.
* Excellent communication and stakeholder-management skills, with the confidence to challenge contractors when required.
* Meticulous attention to detail and a proactive, solution-focused approach.
* Ability to work autonomously while managing multiple priorities across a large development.
