Contracts Manager (Carpentry / Fit-Out & Condominium Projects) Job Scope / Responsibilities
Manage and administer construction contracts for carpentry, fit-out, and condominium projects from award to completion. Manage tendering and bidding processes, including vendor engagement and cost negotiation. Monitor and control project costs, progress, and commercial risks to ensure delivery within budget and timeline. Handle monthly progress claims, subcontractor payments, contract variations, and extensions of time (EOT). Review, negotiate, and ensure compliance with contract terms, specifications, and drawings. Coordinate with project teams, clients, consultants, and subcontractors to ensure smooth contract execution. Evaluate and certify subcontractor progress claims and final accounts. Prepare and finalise project final accounts upon completion. Ensure proper documentation, records, and contract reporting throughout the project lifecycle. Resolve contractual issues and disputes in a timely and professional manner.
Requirements
Diploma or Degree in Building, Construction Management, Quantity Surveying, or a related field. Minimum 3 years’ relevant experience in carpentry, interior fit-out, or condominium projects. Strong knowledge of construction contracts, variations, and claims management. Good negotiation, communication, and coordination skills. Familiar with Singapore construction practices and contractual standards.
