Contracts Manager – Commercial Fit-Out\n\nWe Build Recruitment are recruiting on behalf of our client, a leading commercial fit-out contractor based in Greater Manchester, with a proven track record of delivering high-quality interior solutions across the office, retail, hospitality, and healthcare sectors. Due to continued growth, they are seeking an experienced Contracts Manager to join their dynamic team.\n\nJob Purpose\n\nThe successful candidate will be responsible for managing multiple commercial fit-out projects from pre-construction through to completion. This is a pivotal role, overseeing project delivery while ensuring contracts are executed efficiently, safely, and profitably.\n\nKey Responsibilities\n\n * Oversee the end-to-end delivery of commercial fit-out projects (typically £500k–£5m in value).\n\n * Review and manage JCT and bespoke contracts on behalf of the client.\n\n * Act as a key liaison between the client, design teams, subcontractors, and site personnel.\n\n * Ensure projects are delivered on time, within budget, and to the required quality and safety standards.\n\n * Oversee contract administration, including change control, variations, and final account settlements.\n\n * Conduct regular site visits and progress meetings.\n\n * Manage and monitor budgets, cash flows, and valuations with the commercial team.\n\n * Assist in tender processes and procurement of subcontractors and suppliers.\n\n * Identify and manage project risks and resolve any contract disputes or issues.\n\n * Ensure compliance with all health, safety, and environmental legislation.\n\nSkills and Experience\n\n * Minimum 5 years’ experience in a similar role within the commercial fit-out or interior construction industry.\n\n * Strong knowledge of JCT and related construction contracts.\n\n * Proven ability to manage multiple concurrent projects.\n\n * Excellent negotiation, leadership, and communication skills.\n\n * Commercially astute with strong budget management experience.\n\n * Proficient in MS Project, Excel, and construction management software.\n\n * Full UK driving licence required.\n\n * Joinery experience is highly desirable, particularly with bespoke and high-end fit-out packages
