Contracts Manager (NEC4 ECC)

Location: Cardiff, South Wales

Duration: 6-9 months initially, potential permanent position

Salary: Circa £55,000 per annum/pro rata (Private Healthcare, Retails discounts & cash back schemes, Salary sacrifice pension, 30 days leave, possibility of a car allowance or company vehicle)

Our client is a UK leader in the architectural hardware industry. They are looking for an experienced Contracts Manager on a contract basis for around 6-9 months initially, to be involved in their large Cardiff project.

The Contracts Manager will have proven track record in the management and delivery of NEC4 Engineering and Construction Contracts (ECC) in a site-based environment, with hands-on experience across the full project lifecycle from mobilisation through to completion and closeout.

Key responsibilities:

* Administering NEC4 ECC contracts as Contractor's Representative/Contract Manager, ensuring compliance with contractual obligations, programme requirements, and early warning procedures

* Managing the early warning register and risk reduction meetings in accordance with NEC4 clause requirements, proactively identifying and mitigating programme and cost risks

* Issuing and responding to compensation events (CEs) within NEC4 timescales, including assessment, notification, and quotation management in line with clauses 60–65

* Coordinating with the Project Manager and Supervisor to manage the accepted programme, monitor float and critical path, and maintain progress reporting obligations

* Preparing and reviewing activity schedules and bills of quantities to support cost management and interim payment applications

* Managing subcontract arrangements under NEC4 subcontract forms, ensuring flow-down of main contract obligations and timely resolution of subcontractor compensation events

* Maintaining comprehensive contract records, correspondence logs, and registers to support dispute avoidance and audit requirements

* Applying the NEC4 pain/gain share mechanism under Target Cost options (Option C/D), including cost reporting and defined cost management

* Collaborating with design teams, client representatives, and stakeholders to ensure works information requirements are met and change is managed effectively

* Supporting the resolution of ambiguities and inconsistencies in the works information, instructing and notifying in accordance with NEC4 protocols

Required skills & Competencies:

* Experience in Delivering NEC4 Contracts

* A natural leader, with self-confidence, drive, and an ability and willingness to empower and develop team members at all levels

* High level of determination and self-discipline

* Strong negotiation and communications skills

* Can very quickly assimilate information to formulate decisions
