Job Title: Contracts Manager - Passive Fire Protection\n Location: South East London\n Industry: Passive Fire Protection / Social Housing\n Salary: £60,000 - £70,000 + Car Allowance + Bonus + Benefits\n Job Type: Full-time, Permanent\n\nWe're working on behalf of a leading passive fire protection contractor who are looking to appoint an experienced Contracts Manager to oversee multiple live projects across London, primarily within the social housing sector.\n\nThis is a fantastic opportunity for a Contracts Manager who thrives in a fast-paced, compliance-led environment and is passionate about delivering safety-critical works to the highest standard. The role will see you managing a portfolio of passive fire protection projects including fire stopping, fire doors, compartmentation, and FRA remediation works across both occupied and void properties.\n\nKey Responsibilities:\n\nOversee multiple passive fire contracts simultaneously across the London region\nAct as the key liaison between clients (local authorities & housing associations), internal teams, and subcontractors\nEnsure works are delivered on time, to budget, and in full compliance with current fire safety regulations (BS 9999, ASFP guidance, etc.)\nConduct site visits, quality inspections, and sign-offs in line with FRA specifications\nSupport the commercial team with valuations, variations, and cost management\nDrive health & safety standards, ensuring RAMS and CDM requirements are met\nManage operatives and sub-contractors, ensuring quality workmanship and effective site coordination\nContribute to tendering, planning, and programme deliveryCandidate Requirements:\n\nProven experience managing passive fire protection contracts (fire doors, fire stopping, etc.)\nStrong understanding of fire safety regulations and building compliance\nExperience working on social housing or public sector contracts (occupied environments )\nSMSTS / SSSTS, CSCS Black/Gold card (or equivalent)\nExcellent communication and client-facing skills\nStrong organisational and project management abilities\nFull UK driving licence \n\nLON123
