An exciting opportunity has arisen to join a leading specialist in the design, installation, and maintenance of mechanical and HVAC systems as a Commercial / Quantity Surveyor Manager.
Location: London office & Site Based. Ideal location will be for someone to be based off of the M4 corridor and local to London.

The Company
An expanding organisation that provides comprehensive services for commercial and industrial projects, including air conditioning, heat pumps, and ventilation, with expertise in building services maintenance and energy-efficient systems.
Main Purpose of the Commercial / Quantity Surveyor Manager:
Reporting to the Managing Director & Commercial Directors, the Commercial / QS Manager will be responsible for managing all commercial and contractual aspects of projects from tender through to final account, ensuring projects are delivered profitably while maintaining strong client and supply chain relationships. Previous experience in Larger MEPs with a Mechanical bias is advantageous.
This role is about owning the position and supporting the company’s growth by strengthening commercial processes, managing risk, and overseeing the quantity surveying function across multiple projects. The person will be ambitious with a desire to advance into senior management.
Key Responsibilities of the Commercial / Quantity Surveyor Manager:
Commercial Management
- Lead and manage the commercial function across multiple M&E projects.
- Ensure projects are delivered in line with agreed budgets, margins and contractual obligations.
- Provide commercial oversight from tender stage through to final account agreement.
- Monitor project costs, cash flow and financial performance.
- Prepare and present monthly cost value reconciliation (CVR) reports and identify commercial risks and implement mitigation strategies.
Quantity Surveying:
- Prepare and manage valuations, applications for payment, variations and final accounts.
- Review and negotiate contract terms and conditions.
- Manage change control and variation processes.
- Evaluate subcontractor quotations and prepare subcontract packages and ensure accurate measurement and cost management of M&E works.
Subcontractor & Supply Chain Management
- Procure subcontractors and suppliers in line with project requirements.
- Negotiate subcontract agreements.
- Manage subcontractor accounts including valuations, variations and final accounts.
- Build and maintain strong relationships with the supply chain.
- Contract Administration
- Ensure compliance with standard construction contracts (e.g. JCT, NEC).
- Manage notices, payment mechanisms and contractual correspondence.
- Support the project delivery team on contractual matters and assist in dispute resolution where required.
Leadership & Strategy:
- Manage and mentor Quantity Surveyors and Assistant QS staff.
- Develop commercial procedures and systems to support company growth.
- Support the estimating team during tender preparation and contribute to business planning, forecasting and strategic growth.
Key Skills & Experience Required:
- Proven experience as a Commercial Manager or Senior Quantity Surveyor within an M&E or building services contractor with strong knowledge of UK construction contracts (JCT, NEC).
- Degree or equivalent in Quantity Surveying, Commercial Management or Construction Management (preferred).
- MRICS / MCIOB or working towards (desirable).
- Experience managing multiple projects simultaneously.
- Strong commercial acumen with ability to drive profitability. Excellent negotiation and communication skills.
- Strong financial reporting and cost control experience with ability to manage and develop a commercial team.
