Commercial Manager Job Overview
- Lead the commercial function across multiple projects concurrently
- Produce monthly CVRs, forecasting, cost planning and financial reporting
- Protect margin through active risk identification and mitigation, driving practical solutions early
- Manage procurement, tendering and subcontractor negotiations, ensuring best value and strong package control
- Prepare valuations, variations and loss and expense submissions, maintaining clear commercial records
- Measure, monitor and report project costs from pre-construction through to completion
- Maintain accurate project financial records, ensuring consistency with internal commercial processes
- Prepare and support EOT, loss and expense and contractual claims where required
- Assist with dispute avoidance and resolution, ensuring contractual, financial and regulatory compliance
- Mentor and support commercial colleagues as the team develops
- Attend client meetings, progress reviews and commercial negotiations, presenting financial information clearly and confidently
- Work collaboratively with Project Managers, Site Managers, Designers and external consultants to support smooth delivery
Commercial Manager Requirements
- 8+ years Quantity Surveying experience, ideally within high-end residential and/or refurbishment
- Experience managing commercial performance across multiple live projects
- Confident mentoring or managing others, monitoring output and performance
- Strong negotiation, communication and client-facing skills
- Advanced understanding of JCT contracts
- High level of numeracy, strong IT skills and excellent attention to detail
- Able to work independently, manage deadlines and lead meetings with confidence
