Job Description

Commercial Manager – Residential/Modular

Location: Southwestern UK

We are looking for an experienced Commercial Manager with a strong background in construction to take ownership of the commercial performance of our development portfolio. This position is ideally suited to someone who thrives in a fast-paced environment, is confident engaging with both site and senior leadership teams, and can bring structure, clarity, and commercial discipline to multiple live projects. Working across a mix of residential schemes and modern modular delivery models, you will play a central role in ensuring cost certainty, contractual compliance, and financial accuracy from concept through to completion.

In this role, you will oversee all commercial aspects of our developments, working closely with Construction to maintain accurate cost plans, support programme delivery, and manage change throughout the build. You will lead the procurement of modular manufacturers, specialist trades, and professional consultants, ensuring that every package is appropriately scoped, competitively tendered, and commercially robust. Once contracts are in place, you will take responsibility for their administration, ensuring that variations, claims, and commercial risks are managed promptly and transparently.

A key part of the position involves maintaining clear and dependable financial reporting. You will prepare forecasts, valuations, reconciliations and commercial summaries that give the business and its stakeholders complete visibility of project performance. This includes overseeing cost control measures and highlighting opportunities for efficiencies or value engineering, particularly important within modular delivery where sequencing, logistics and manufacturing alignment are critical.

You will also play a vital role in supporting lender relationships. This includes preparing progress reports, coordinating certification of modular and on-site milestones, and managing the submission of drawdown requests that accurately reflect project progress and cashflow needs. As the main commercial link between the business and its funding partners, you will ensure that all reporting is timely, accurate, and aligned with lender expectations.

Success in this role requires someone who is frequently present on site and able to understand build progress first hand, and comfortable resolving commercial issues at source. You will work collaboratively with Construction, Finance, and senior leadership to maintain a strong commercial strategy, contribute to risk assessments, and shape improvements in systems and reporting across the business.
