Commercial Manager - Birmingham\n\nRole: Commercial Manager\n\nCompany: Major Residential Developer\n\nLocation: Birmingham\n\nSalary: £90,000 – £100,000 + Benefits (may pay more for exceptional candidates)\n\nThe Opportunity\n\nThis is a rare chance to join one of the UK's most respected and ambitious residential developers at the ground floor of a flagship new division, purpose-built to transform Birmingham and the West Midlands. You'll be stepping into a high-profile role supporting two major projects in Birmingham, with the scale, complexity and visibility to fast-track your career progression within a business that genuinely invests in its people.\n\nThe Role\n\nAs Commercial Lead, you'll sit at the heart of the project, influencing key decisions from early-stage appraisals through to delivery.
Your responsibilities will include:\n\n * \n\n Leading the determination of Cost Plans in collaboration with senior peers\n\n * \n\n Preparing and coordinating phased Commencement Appraisals and Purchase Appraisal inputs\n\n * \n\n Working closely with architects and consultants to drive continuous value engineering\n\n * \n\n Managing external PQS appointments, ensuring costs align with design intent and market positioning\n\n * \n\n Establishing subcontractor relationships early to maximise value engineering opportunities\n\n * \n\n Building and leading a surveying support team\n\n * \n\n Developing robust scope definitions and maintaining cost reporting systems\n\n * \n\n Monitoring cost movements and keeping budgets on track throughout the project lifecycle\n\nWhat We're Looking For\n\nNot yet a Commercial Manager? If you're a Senior Quantity Surveyor or Managing Quantity Surveyor who's been waiting for the right opportunity to step up, this could be for you— my client is actively open to considering high-calibre candidates ready to make that leap.\n\nWe're particularly keen to hear from candidates with a strong main contracting background — people who understand how buildings are actually built, who've managed commercial risk at pace and who bring a contractor's rigour and pragmatism to a developer environment. This is exactly the kind of experience that thrives here and the kind of background that has seen others progress quickly within the business.\n\nBeyond that, we're looking for:\n\n * \n\n Significant experience within a main contractor, ideally with exposure to large-scale residential or mixed-use schemes\n\n * \n\n Experience working on high rise residential projects is highly desirable — candidates who have navigated the commercial complexities of tall buildings will hit the ground running\n\n * \n\n Degree or MSc in Quantity Surveying or a related discipline\n\n * \n\n Professional qualification (MRICS or equivalent)\n\n * \n\n Strong commercial and technical understanding of construction\n\n * \n\n Knowledge of current building regulations and design efficiencies\n\n * \n\n Experience in brownfield regeneration is highly desirable\n\nWhy This Role Stands Out\n\nThe division is growing — and growing fast.
