Senior Quantity Surveyor / Commercial Manager
Salary: £70,000 – £90,000 (DOE)
Benefits: Excellent package + discretionary bonus

The Opportunity
A standout opportunity has emerged for a Senior Quantity Surveyor or Commercial Manager to join a dynamic and expanding construction business in the Middlesbrough area. This position is perfect for a commercially astute professional from a main contractor background who is ambitious, proactive, and ready to step into a broader leadership role.
You will act as a key commercial figure across a varied project portfolio spanning industrial, commercial, PBSA, and Build-to-Rent (BTR) sectors. The business has a clear, structured succession plan, offering the right individual the chance to progress into a Commercial Director role within approximately 5 years.

Key Responsibilities
• Lead and oversee all commercial activities across multiple live projects from pre‑construction to final account.
• Formulate, manage, and monitor budgets, forecasts, and cost‑to‑complete assessments to ensure projects remain financially controlled.
• Take ownership of procurement processes, tendering, subcontractor packages, valuations, and cost reporting.
• Manage and engage with subcontractors, including handling contractual matters, disputes, variations, and commercial challenges as they arise.
• Provide robust commercial governance, ensuring risks are identified, mitigated, and communicated effectively.
• Work closely with project managers, design teams, and wider stakeholders to drive value engineering and deliver cost efficiency.
• Prepare, maintain, and update accurate commercial documentation, financial reports, and progress forecasts.
• Advise senior leadership on commercial performance, strategic opportunities, and potential improvements.
• Represent the business professionally in negotiations and high‑level commercial discussions.
Ideal Candidate
• Background: Quantity Surveyor, Senior QS, or Commercial Manager with strong main contractor experience (essential).
• Sector Experience: Industrial, commercial, PBSA, and/or BTR project exposure.
• Deep commercial and contractual knowledge with the capacity to manage multiple complex projects concurrently.
• Strong in cost planning, budget management, forecasting, and commercial reporting.
• Confident dealing with subcontractors and resolving contractual matters efficiently and professionally.
• Highly ambitious, driven, and motivated by career progression toward a senior leadership/director position.
• Excellent negotiation, communication, and stakeholder‑management skills.
