Goodman Masson are currently working with a social housing organisation in London to recruit for an interim Building Surveyor (RICS) – Disrepair. Rate - £400 - £500 a day INSIDE IR35 umbrella Overview To act as the subject matter expert in relation to surveying requirements associated with disrepair. The role involves inspecting properties, identifying defects, and determining whether issues are structural in nature and/or constitute breaches of tenancy agreements or relevant legislation.
Key Responsibilities Attend properties to assess defects identified within disrepair claims and determine whether they are structural and/or breaches of tenancy agreements and relevant legislation. Undertake calcium carbide testing in cases where damp is alleged. Assess and provide percentage contributions of rising and/or penetrating damp where identified. Provide detailed written reports outlining: Cause of defects Estimated duration of defects Likely remedial costs Property age, condition, and expected lifespan Produce CPR 35-compliant expert witness reports, including photographs and Scott Schedules wit...
