Block Manager x 2 Central London and East London

£45,000 - £55,000 | 1 day WFH after settling-in period

An established residential developer is seeking an experienced Block Manager to join its team in Central London and also one vacancy in East London. This is a key role overseeing a mixed-use leasehold portfolio, working closely with colleagues across operations, service charge accounts, and support teams to ensure high-quality, compliant estate management.

You will act as the primary point of contact for residents, contractors, and stakeholders, taking ownership of day-to-day management while contributing to longer-term planning and mobilisation activity. This is a full-time, predominantly office-based position with 1 day WFH after settling in period.

Key Responsibilities

  • Manage the daily operations and maintenance of a mixed-use leasehold portfolio
  • Conduct regular site inspections and produce detailed reports
  • Lead monthly resident surgeries and manage stakeholder relationships
  • Oversee Section 20 consultations and major works projects
  • Manage contractors, repairs, cleaning, emergency works, and performance reviews
  • Prepare and review resident communications and updates
  • Collaborate on service charge budgets, cashflow monitoring, and reconciliations
  • Review and approve invoices in line with procurement processes
  • Resolve leaseholder enquiries and complaints efficiently
  • Review LPE1s and solicitor enquiries
  • Attend procurement meetings and monitor compliance and KPIs
  • Maintain internal systems, trackers, and reporting tools
  • Support capital expenditure projects and provide wider team support when required

About You

  • Strong background in residential/mixed-use leasehold property management
  • In-depth knowledge of new-build developments
  • Solid understanding of service charge budgeting and legislation
  • Financially astute with experience in budgets, utility billing, and apportionment
  • Excellent communication skills and a proactive approach
  • TPI Level 3 (or working toward)
  • Full driving licence and access to a vehicle
  • Desirable: TPI Level 4, experience managing direct reports, or exposure to RTM activity
