Together, were building a better future.Were now seeking an exceptional Assistant Director of Estates and Communal Compliance to lead one of our most visible and impactful services, ensuring our estates are safe, compliant, well maintained and places residents are proud to call home.This unique opportunity offers a chance to shape a critical function at scale, influence corporate priorities and lead meaningful change across communities.About the RoleAs Assistant Director of Estates and Communal Compliance, youll provide strategic and operational leadership for estates services and communal compliance across our property portfolio.Youll be accountable for delivering high performing, resident focused services that meet legislative requirements, SettleParadigm standards and our long term asset strategy. Leading senior operational heads, youll drive operational excellence, strong commercial performance and a culture rooted in safety, accountability and continuous improvement.This role sits at the heart of our Property leadership team and plays a key role in delivering compliance, customer satisfaction, sustainability and value for money.Key Responsibilities:Strategic leadershipDevelop and deliver estates and communal standards aligned to organisational ambitions, regulation and resident expectationsWork closely with Strategic Asset Management to drive efficiency, consistency and return on investmentCollaborate with the Director of Repairs and Estates to deliver a commercially astute, cost-effective serviceProvide visible, values-led leadership across estates and communal complianceAct as a senior Property representative, contributing to corporate strategy, policy development and cross-functional initiativesLead on high-risk or complex complaints, ensuring swift resolution, learning and assuranceChampion a safety-first culture, ensuring colleague and contractor wellbeingInnovation & changeDrive digital and technological improvements to streamline estates and compliance deliveryUse data, insight and performance intelligence to inform decision-making and improvementImprove productivity across DLO teams, reducing reliance on external suppliers and improving value for moneyOperational excellenceLead estates services and all areas of communal compliance, including statutory and non-statutory requirementsOversee estate inspections, communal fire safety checks, door inspections, water hygiene, pest control, signage, bulk waste and related repairsDrive high performance across DLO and contractor delivery modelsEnsure new-build estates are mapped, mobilised and maintained to agreed long-term standardsContinuously review service delivery models to ensure strong sector comparison and best practiceCustomer experienceEmbed a customer-first culture that drives strong Tenant Satisfaction Measures, particularly communal satisfactionEnsure services are designed around resident needs and wellbeingUse feedback, complaints and engagement insight to drive service improvementRepresent SettleParadigm at resident forums, committees and engagement eventsFinancial & commercial leadershipManage estates and communal compliance budgets with robust financial control and forecastingOptimise commercial performance of in-house teams and contractorsIdentify efficiencies that improve outcomes while reducing cost and wasteCompliance, risk & governanceEnsure full compliance with all legal and regulatory requirements, including the Social Housing (Regulation) Act, Building Safety Act and environmental legislationMaintain strong governance, assurance and risk management arrangementsProvide performance and compliance reporting to Board, Committees and Executive forumsEnsure contracts are procured, mobilised and managed in line with SettleParadigm standardsMaintain robust, up-to-date policies, procedures and systems that minimise risk and support excellent deliveryWhat Were Looking ForSenior leadership experience within estates, repairs or communal compliance servicesProven delivery of large-scale DLO and contractor-led estate servicesStrong operational and building safety compliance experienceTrack record of managing complex complaints and resident expectationsDemonstrable budget management and financial control experienceExtensive experience operating at senior Property leadership levelKnowledge & skillsStrong technical knowledge of estates, compliance and housing legislationCommercial acumen with the ability to make balanced, risk-based decisionsConfident using data to drive performance and improvementExcellent communication, negotiation and report-writing skillsAbility to lead change, motivate teams and deliver high performanceInnovative, proactive and solutions-focused leadership styleQualificationsDegree in Housing, Construction Management, Civil Engineering or similarCIH Level 5 (desirable) or willingness to work towardsFull UK driving licenceBenefitsAt SettleParadigm, we believe in creating an environment where our people feel valued, supported, and inspired to grow.
