Asset Manager (Estates & Facilities)\n\nLocation - West London (Hybrid)\n\nDuration - 6 months (Initially)\n\nIr35 - Inside (Must use an umbrella company)\n\nThe Estates Asset Manager is an essential role within the Estates and Facilities Directorate, reporting to the Estates Development Manager, they will be responsible for managing built assets, including but not limited to insurance, utilities, landlord and tenant matters, statutory and regulatory compliance, rates and council tax and space utilization.\n\nResponsible for the effective support and interface with estates capital projects, planned and reactive maintenance works, sustainability and the development of estates systems and networks.\n\nThe postholder will support the leadership of the ongoing development of policies, processes, practices and systems that support effective asset management. championing a culture of service excellence, safety, compliance, and sustainability.\n\nThey will work collaboratively with professional services, academic departments, and external partners to develop and deliver a high quality Strategic Asset Management Plan, introduce ISO55000 to support strategic objectives, ensuring the estate meets the needs of students, staff, and the wider community.\n\nAccountabilities and Key responsibilities including but not limited to :\n\nMaintain an overall understanding and strategic overview of the entire estate.\nEnsure a robust and up to date Asset Register is in place and current at all times.\nManage lease and tenancy agreements\nLead rent reviews, lease renewals, and repairs to maximize asset value\nLiaise with agents, surveyors, solicitors, contractors, and auctioneers\nMange all Insurance requirements\nManage information for Investors and Development Partners\nManage Rates and Council Tax matters\nMange Valuations and Service Charge budgets and invoicing\nSupport property inspections to facilitate maintenance and refurbishments\nHandle tenant matters including assignments, licenses, and lease queries\nCollaborate with accounts on service charge budgets, rent raising, and reconciliations\nOversee insurance, health & safety, and compliance matters\nReview asset performance and support asset repositioning strategies\nMaintain property databases and prepare detailed client reports\nManager EPC and DEC Certification
